We are operating now in level 3 for house inspections, thermal imaging, safe and sanitary inspections and reports.
We will be working to strict COVID 19 regulations which means no-one one else can be inside the property during an inspection.
However getting a House Inspection is still one of the best protections when buying a property.

We are noticing that property deals are still in danger of "falling over" at the last minute due to Unauthorised Works etc.
The best way to deal with this is for a Vendor to make sure that all Unauthorised Works have been certified before the property goes to market.
Equally, Purchasers need to do their due diligence on Council Property Files, LIMS etc.
It may be tempting to just go for it in such a hot market but banks and insurance companies require properties to be compliant.

In these times of low housing stock compared to the number of buyers out there, we are becoming aware of a concerning number of people not getting an inspection done PRIOR to purchasing. While this may seem a good idea at the time when properties are selling fast especially at auction, it is so important to remember that your DEPOSIT PAID AT AUCTION IS NON REFUNDABLE.
You cannot have an inspection and report carried out after the unconditional purchase and expect to be able to back out of a deal if the property proves to have issues. A Vendor does not have to allow further investigation or invasive inspections even if the report states that it is required. Then in turn the Banks generally will not lend on the property. This situation is very distressing for the Purchasers. With the price of houses at the moment your 10% or more deposit will be a considerable amount of money to be forfeited.

If you are looking at a house with a deck be aware that "face fixed" decks can cause problems as per pictures. They may look ok from the top but the substructure may be decayed due to moisture sitting between the cladding, decking and substructure.

Why is it important to note if your house has soffit overhangs? A roof with protective overhangs is like using an umbrella in the rain. If you don't have soffits you need to be sure to keep up the maintenance on your spouting systems to help prevent water entering the soffit linings and causing water tightness issues and possibly rust to metal fascia lines.

Our services are not limited to a complete house inspection per se. The other day Rob was called to comment on what appeared to be a leak in the midfloor kitchen ceiling of a two storey townhouse that is only two years old. The builder had implied that it was caused by lack of maintenance to tile grouting in the bathroom floor upstairs and therefore the responsibility of the owner.
Using the non invasive moisture meter to initially "spot" the problem Rob followed up with the thermal imaging camera. Elevations of up to 99.9 moisture digits and a clearly abnormal thermal image were recorded in the suspect area. The photos speak for themselves. It would appear that there is a major leak in pipework (possibly due to a nail in a pipe) and/or issues with a pipe junction/fittings in the midfloor under the bathroom which could suddenly escalate further.

Same house - different issue. Nice new decks you think. Nope not really. Original decayed timbers have been re-used. Bolts need to be installed where the beraer meets the house. Decking is only 20mm whereas 35mm is required for spacing of joists. Handrail is flimsy and not bolted. Whole deck has to come down and be re-constructed.

Ever been to an open home for a newly decorated and upgraded house and thought - wow nothing to be done here. Don't even need a Building Inspection. Take a look at what can lie beneath the surface - literally - in the subfloor - 99.9 moisture digits recorded. Water damage and decay and costly remedial works to replace flooring and the base of framing materials. Not to mention pulling up the tiles in the bathroom to find the leak in the internal pipework
