🤔 Question: I’m a self-managing landlord, and my tenants have raised concerns about the height of the second-story balcony railings, which are 800mm high. The current Building Code requires 1000mm, but the house was built in the 90s. I’m not sure if it complies with the regulations at the time of construction. How should I handle this to ensure the property is safe and meets legal requirements?

💡 TIPS FOR TENANTS 💡

Moving into a new rental property? Here are a few tips for setting up your utilities:

👉 Plan ahead! Get in touch with your desired utility providers a month in advance to ensure connection on move-in day

👉 POWER: Don't assume power will still be connected from the previous occupants. Reach out to your desired electricity provider in advance to arrange connection

👉 INTERNET: If you require Fibre broadband, you may need a special connection and installation - get onto organising this early. It can also take a while for modems to be delivered

👉 RUBBISH & RECYCLING: Upon move-in, double check the presence of any council-provided bins

👉 GAS: If your rental property has gas appliances you will need to consider opening an account with a gas supplier

👉 WATER: If water isn’t included in your rent, check with your property manager about how it’s billed.

The mortgage market is shifting, with borrowers opting for more flexibility:

🔹 Short-term fixes & floating rates dominate – only 10% of new loans are fixed for more than 12 months (down from 51% last year).

🔹 Floating rate loans are on the rise, jumping from 17% to 28%.

🔹 Lending activity is up 📊 – increasing by $1.3B from September to November.

🔹 First-home buyers lead high LVR lending, making up 75-80% of these loans.

With banks easing concerns over defaults and loan sizes remaining high, the big question is: When is the right time to lock in long-term fixed rates? ⏳

🚨 RTA Changes Now in Effect! 🚨

We’re kicking off the year with key updates to the Residential Tenancies Act (RTA) that took effect on 30 January 2025.

Here’s what you need to know:

✅ 90-Day No-Cause Termination is back – applies to both new and existing tenancies.
✅ 42-Day Notice Returns – landlords can end periodic tenancies with at least 42 days' notice in certain situations (e.g., property sold with vacant possession).
✅ Retaliatory Termination Clarification – tenants can challenge terminations they believe were issued in retaliation for exercising their rights.
