Solar powered roof

Have you heard of solar shingles? These look similar to a normal roof, but generate electricity as well as protecting your home from the elements. While they are an investment, in the long term they will drastically cut your bills and may even allow you to sell energy back to the grid. If your roof is in need of replacement, consider future-proofing with this amazing technology.

House cooling

Preparing your property for sale? With the cool winter weather slowing down plant growth, getting the garden nice and tidy could be that much easier. If you're not that keen on getting your hands dirty, consider hiring a gardening company to give your section a good once-over before photoshoots and open homes. Or, if you're on a budget, ask a few friends and family members round for a 'house cooling' working bee and barbecue.

If you're considering building a new home or embarking on extensive renovations, a construction loan could be an option for you. Unlike traditional mortgages, construction loans are tailored to the unique needs of building projects. The loan amount is released in stages throughout the project, ensuring that funds are available when needed. During the construction phase, you typically only need to pay the interest on the loan. Once your project reaches completion, the loan structure transitions to regular payments that cover both principal and interest.

4 things before buying…

✅ Research: look at comparable sales in the area, request a LIM report, consider a building report, and tap into the expert knowledge of all professionals involved in the transaction.
✅ Understand the sale process: Is this property being sold by tender, auction or one of several other methods? Confirm the details with the Real Estate agent.
✅ Get Legal Advice: A lawyer or conveyancer will handle all the paperwork involved in the sale process (including a title search) and offer impartial advice.
✅ Read the sale and purchase agreement and understand what it means. This is your contract with the seller – even though you’ll be working alongside a legal professional, it’s important to familiarise yourself with this document, raising any questions you have along the way.

Your Wishlist

If you’ve set your sights on a move to a lifestyle property, take some time to define exactly what you’re looking for. Consider everything from the location and the size/style of the home itself, to the amount of land you’ll need and the number of other buildings and structures you might require. The way you intend to use the property will play a big part – will you be producing crops or keeping animals, growing an orchard or creating a pond for the ducks? Some of these activities may also require consents, which you’ll need to consider early on.

It’s the little things

Planning an open home this winter? With all the comings and goings it can be hard to keep your home warm. Buyers are easily put off by a cold house, so crank up the thermostat to counteract the heat lost each time the front door is opened and shut. Sometimes it’s the little things that make all the difference!
