May Market Snapshot 📊

Not a lot has changed since the start of the year, with Wellington's stock levels continuing to outweigh sales. Naturally, that's good news for buyers.

But what about sellers?

Since February, the number of properties for sale has steadily declined, creating a more balanced market. History also suggests that election years often see a surge of new listings after the election.

If you're considering a move in 2026, getting ahead of that potential influx could prove to be a smart decision.

Sometimes it's better to be ahead of the crowd than competing with it.

Last week I posted that it's an election year – a time when many people believe it's a terrible time to sell.

Interestingly, that theory may already be proving itself.

The number of properties for sale across Wellington has started to decline, falling from approx. 1,200 listings earlier this year to 975 as at today.

Looking back at the 2023 election, a similar pattern emerged. The market strengthened in the months leading up to the election, with values increasing by 10.5%. Once the election was over, a surge of new listings came to market and much of that momentum disappeared.

Will history repeat itself? Nobody knows. But if you're planning to sell in 2026, there is a strong argument for getting ahead of the crowd rather than becoming part of it.

One of the most common questions I get is…

How long should it take to sell my home?

In today's market, you'll typically reach 80% of your potential buyers within the first 21 days.

Years ago, buyers discovered properties over time. Today, they find them instantly through Trade Me, social media, property alerts, and agent databases.

After those first few weeks, the market may tell you the following:

• Enquiry is there, but urgency isn't
• Buyers are visiting, but not responding
• Some buyers express interest, but not offering

That's feedback – not bad luck.

At that point, there are usually only two things to assess: the strategy and ex*****on, and how buyers perceive value compared to competing properties.

The first few weeks create momentum and often shape the result. That's why the right agent and the right strategy matter.

Because hope is not a strategy.

Unless you've been hiding under a rock, you'll know it's election year - a time when many people believe it's a terrible time to buy or sell.

The reality? Having worked through multiple election cycles, the data tells a very different story. Historically, house prices have neither risen nor fallen dramatically due to an election.

Markets move for many reasons, but elections tend to have far less impact than people think.

So, if you're considering a move to improve your lifestyle, upsize, downsize, invest, or simply start a new chapter, don't put your plans on hold because of an election.

Your goals, dreams, and aspirations matter far more than the political headlines.

April Market Snapshot 📊

Not a lot has changed since the start of the year, with Wellington's stock levels continuing to outweigh sales. Naturally, that's good news for buyers.

But what about sellers?

With the number of listings falling by approx. 15% since February, the market is gradually becoming more balanced. As a result, if you're planning to sell in the second half of the year, bringing your property to market before the traditional spring surge could work in your favour.

Less competition means a greater opportunity to stand out.

Trust me, I’m a real estate agent!

Some will agree, some will have a giggle, and some may be horrified about the industry in general.

When we’re faced with important decisions, it’s normal to seek advice from the people closest to us. Why? Because they genuinely care.

But when it comes to real estate, I believe the most valuable advice comes from impartial professionals – like lawyers, brokers, and builders.

I remember being a first-home buyer and my dad talking me out of a few properties out of concern. Looking back, every one of them would have been fine and it later made me realise that advice from loved ones... often comes from a place of protection rather than objectivity.

Another example was when I once made an offer on a property and the owner was taking their time to respond. Feeling frustrated, I mentioned it to a friend who suggested I give the owner an ultimatum to accept (or not) by the next day. Now maybe that strategy would have worked… but if it backfired, my family could have missed out on a home we genuinely loved.

And that’s the interesting part. Whilst my friend was trying to help, the outcome didn’t affect them personally and if we missed out, would have had no impact on their life whatsoever.

That experience taught me the importance of seeking impartial, objective advice when making property decisions – especially when emotions are involved.
