New NZ 70m² Granny Flat Legislation – Woodfern Homes

New legislation now allows secondary dwellings up to 70m² to be built without a building consent, provided all requirements are met. This can reduce timeframes and allow projects to start sooner.

However, there are current limitations. We have not yet found insurance companies or banks willing to insure or lend against dwellings built without a Code of Compliance, and valuers are not adding them to property valuations — meaning they currently offer limited asset value, similar to a caravan on-site.

The positive news is that discussions with our local council want to help establish a clearer, more streamlined pathway to make these dwellings fully compliant, insurable, and able to be valued — ensuring they become a genuine long-term asset on your property.

Woodfern homes will continue to provide professional guidance as this legislation evolves.
