Things are taking shape in the heart of Springvale.

We’ve just hit a milestone on our 10 lot urban development on Somerset Road, the kerb and channel have been installed. It might look like just concrete, but to us, it’s the skeleton of a brand-new community. This stage defines the roading structure and brings us one step closer to seeing those first homes rise.

Challenges accepted. Subdivision APPROVED! ✅

"There is no way you can subdivide this property." We heard that a lot regarding this 858m² site.

But at Section2, we look closer. By navigating the complexities of the district plan and thinking outside the box, we found the solution. By simply changing the entrance of the existing house from Parsons St to Devon Rd, we unlocked the 400m² required for a brand-new lot. 🏡✨

The stats:
✅ Old: One 3-bedroom house.on 858m2 section
✅ New: Lot 1: 5-bedroom house on 458m2, Lot 2: brand-new 4-bedroom house on 400m2

This is a masterclass in maximising land use! From a 1290m2 section with one dwelling to three new titles, with an additional two new builds.

We were engaged pre-purchase to identify whether the property was financially viable to develop. After conducting a feasibility report, our client purchased the property, and we were able to subdivide it into three lots and get approval for a duplex unit.

Original site 1019m2 split into:

Lot 1: 465m2
Lot 2: 222m2
Lot 3: 332m2

Project update
This project is a great example of smart planning. We took a 858m2 property with an existing dwelling, and using our extensive knowledge of the district plan, successfully subdivided it to create a new lot that met the 400m2 minimum lot size requirement. We’re nearing the finish on a 4 bedroom new build on the nearly subdivided site.
