Government and council spending at this scale does not happen in markets they expect to shrink.

It happens where population growth, employment demand, and long-term infrastructure needs justify the investment.

A $120 million port expansion, $87 million in port revitalisation, and new supermarkets.

This is capital being deployed by people with more information about long-term demand than most buyers will ever have access to.

The infrastructure tells you what the people with the most information think this area looks like in ten years.

A quarter of all Christchurch homes are now townhouses.

Over 21,000 were consented in 20 years. Townhouse values fell 1.7% last year, while standalone houses fell 0.7%.

At $650,000 in Christchurch, the most common option is a townhouse or unit on a section under 300 m².

One income. No rear lot. No minor dwelling possible. The yield on day one is the yield you hold, in a market where that yield is already under pressure from oversupply.

The city has fundamentals. The asset type at this price point does not have the section.

Qualifying freehold stock on a 700m²+ section available in the $600,000–$680,000 range.

Massey University, government, and healthcare employment. Diverse tenant pool. Average weekly rent: $560. Room to add a consent-exempt minor dwelling on the rear section. Two rents on one title.

Here is what $650,000 buys in two different markets right now. Obviously this is oversimplified, but here is the shape of it. 👇

Auckland has strong fundamentals: employment, transport, infrastructure, population. The city is not the problem. At $650,000, the asset type is. Apartment, cross-lease unit, or a standalone house an hour from the CBD. One income. No section. No minor dwelling possible.

Same budget in Palmerston North. Massey University, government, healthcare, diverse employment, genuine rental demand. Qualifying freehold stock on a 700m²+ section available in this range. Room for a consent-exempt minor dwelling on the rear lot. Two incomes on one title.

The due diligence does not require you to be there in person: Vacancy rate, employment base, population above 20,000, infrastructure.

The best buying conditions in over a decade are sitting in markets most buyers have never considered.
