Most people think spring is the season for property maintenance.

We think it starts now.

Winter has a way of revealing the little things that warmer weather lets us ignore. A blocked gutter after heavy rain. A gate that's become harder to close. Moss creeping onto paths. A fence that's weathered another season. Small maintenance jobs that are easy to overlook—but much easier (and often cheaper) to tackle before spring arrives.

It's also a great time to take a step back and ask yourself a few simple questions:
🏡 Does the property present as well as it could?
🌿 Will the gardens be ready to thrive in spring?
🔧 Are there any maintenance jobs you've been meaning to organise?
💡 Is there a simple upgrade that would make the home more comfortable or appealing to quality tenants?

Spring is one of the busiest times of the year for trades, landscapers and maintenance contractors. Planning ahead often means better availability, less waiting and fewer surprises.

If you asked us which room reveals the most about a home, you might expect us to say the kitchen.

But it's almost always the bathroom.

Bathrooms quietly tell a story:

Have you let your furniture breathe this winter? 🛋️

It might sound like an odd question, but there's a good reason for asking.

When large pieces of furniture sit hard against an outside wall, air can't circulate properly. During winter, those cooler walls can trap moisture, creating the perfect environment for condensation - and eventually mould.

One simple change can make a surprising difference:

Pull sofas, beds, wardrobes and drawers just 5–10cm away from exterior walls.

That small gap allows air to circulate, helping to keep walls drier and reducing the chance of hidden mould developing where you can't easily see it.

It's one of those simple winter habits that takes less than a minute but can help create a healthier home for everyone.

Mid-winter in Whangarei means our team are paying close attention to a specific set of issues during routine inspections.

Here's what's front of mind this month:
✅ Spouting and downpipes - Northland's winter downpours put real pressure on drainage. Blocked gutters can quickly lead to overflow, damp walls, and worse.
✅ Heat pump and heater function - not just "is there a heater," but is it actually capable of heating the main living space to the required standard.
✅ Ventilation in bathrooms and kitchens - extractor fans should be working and used; this is one of the simplest ways to prevent mould before it starts.
✅ Underfloor moisture - particularly relevant for older Northland homes on piles, where ground moisture barriers make a real difference.
✅ Window and door seals - easy to overlook, but draughts are both a comfort issue for tenants and a Healthy Homes compliance point.

A thorough winter inspection now can prevent a far more expensive repair bill in spring - it's a small investment of time that protects a much bigger one.

A quick note for our landlords and tenants alike: our office will have adjusted hours over the Matariki period, and our 24-hour urgent maintenance line remains available as always, holiday or not.

For tenants: if you've got a non-urgent maintenance request, getting it in before the long weekend means it's actioned faster once we're back. For genuine emergencies (think burst pipes, no power, security issues), our after-hours line is there exactly for this.

Matariki is also a beautiful time to reflect - the Māori New Year is about remembrance, gratitude, and looking ahead to what's to come. For us, that's also a nice prompt to thank our landlords and tenants for another solid year of working together across Northland 😊🙏
