📊Let's talk about our latest market insights. For the month of September the median sale price across the Whangarei District was $640,000 compared to $648,000 in September 2024 showing a small decrease of -1.2% year-on-year. There were 95 properties sold this September, which happens to be the same as last September!

Our median days to sell in Whangarei District was 58, shorter than the 69 days in September 2024. The current Northland measure is also at 58 days, which remains as more than the 10 year average for September, which is 54 days.

Our open homes have been a hive of activity, as more buyers and sellers have adjusted and are ready to engage with market conditions. We’ve noticed first home buyers are snapping up modestly priced homes as well as owner-occupiers leading the buyer group.

With the recent OCR drop of 50 basis points likely to influence further interest rate reductions, combined with the usual spring rush, we are optimistic that activity will further strengthen as we head into warmer and longer days!

For the month of August the median sale price across the Whangarei District was $620,000 compared to $629,000 in August 2024 showing a small decrease of -1.4% year-on-year. There were 94 properties sold this August, which happens to be the same as last August!

Our median days to sell in Whangarei District was 64, marginally longer than the 61 days in August 2024. The current Northland measure is at 70 days, which remains as more than the 10 year average for August, which is 56 days.

As August wraps up winter, we're seeing a stable market. Open home numbers have been mixed, depending on how long the property has been on the market. Those who are ready to adapt to the current market are getting good results.

Spring welcomes brighter days and fresh opportunities. Now is the time to take advantage of a buoyant climate with lower interest rates and a rise in activity.

📊Let's talk about our latest market insights.

For the month of June the median sale price across the Whangarei District was $660,000 compared to $640,000 in June 2024 showing an increase of 3.1% year-on-year.

There were 81 properties sold this June, compared to 99 the same time last year showing a decrease of -18.2% year-on-year.

Our median days to sell in Whangarei District was 52, five days less than the 57 days in June 2024. The current Northland measure is at 60 days, which remains as more than the 10 year average for June which is 55 days.

Northland was one of five regions that reported an increase in listings compared to last year, from 222 to 239 listings, up 7.7%.

June is typically a quieter month and a seasonal slowdown is expected, sales numbers came in slightly below typical early winter levels. Buyers are taking a more considered approach, which may reflect a sense of caution with many taking the time to explore their options, especially with the amount of choice they have.

Sellers are entering the market with a willingness to adapt to current conditions, realising that when selling and buying in the same market, these steady times offer you a little more time and confidence with alot less pressure.
