The entire corregimiento of Santa Ana is now formally part of Panama's Casco Antiguo heritage zone. That means the same fiscal incentives that made Casco Viejo one of the most compelling real estate stories in Latin America now apply — completely — to Santa Ana.
What that looks like in practice:
→ Preferential mortgage rates up to 3% below market
→ 30-year income tax exemption on rental income
→ Transfer tax exemption on first-time qualifying sales
→ Streamlined permitting for construction and renovation
