S/. 1500-1700 Peruvian soles FURNISHED APARTMENT IN THE NICE DISTRICT OF SAN BORJA
Hi! This is Andrés and we have an apartment available for renting!
This apartment in the district of San Borja and is strategically well located on the eleventh floor of a building overlooking the city with a vast view of the city thanks to having no other building nearby blocking the landscape. Within the 50 districts of the City of Lima the district of San Borja is, along with Miraflores, and San Isidro, among the Top 3 in terms of upscale zones, safety and green areas, leaving behind it the other prestigious districts of La Molina and Surco. San Borja has more than 75 beautiful parks that make it the only district of all Lima that has more than 8 square meters of green areas per person as recommended by the World Health Organization. The apartment is within a 4-minute walk distance to the big commercial area of the modern La Rambla Shopping Center where you can find cinemas, stores, restaurants and other places like Starbucks, Subway, Pizza Hut, Pinkberry, Chili's, Friday’s, Burger King, KFC (Kentucy Fried Chicken), Long Horn, Tanta, Juicy Lucy, iHop, Pescados Capitales, Madam T***n, La Panka, EDO, Mr. Sushi, Havanna, Mama Tomato, Rústica, Las 4 Estaciones, La 5ta Estación, La Piccolina, Bembos, Scarletti, Delicias Arequipeñas, etc. Still in this same area you can also find two big supermarkets (Wong & Plaza Vea), McDonald’s, gyms, a swimming pool and many karaoke bars besides regular bars. The immediate surroundings have many options to eat Peruvian food, Chinese-Peruvian food, besides food from Vietnam, Japan and Korea! You can also go out for a run or a walk along the many parks of the district. Furthermore, just a couple of blocks away there are lots of restaurants where you can have full delicious food combos for just 12-13 soles (~3.2-3.5 USA dollars); different small grocery stores; a local market with many cheap food combos, fruits and vegetables; and places with laundry and dryer services. The apartment is only one block away from the Biblioteca Nacional del Perú (National Library of Peru), and just two blocks away from the Museo de la Nación (National Museum) and the Gran Teatro Nacional del Perú (Great National Theatre of Peru) that hosts daily many cultural and entertaining activities.
From this apartment within a 3-minute walk you can get plenty of public transportation (buses, electric train, taxis) to almost everywhere. With just a 10-minute bus you can get to the huge commercial area of the Jockey Plaza Shopping Mall that has many, many restaurants, cafes, shops and places to hang out, watch movies or eat an ice cream. If you are an exchange student check the map and with a website traffic application like Waze check out by yourself how the apartment is in an area that is strategically located in a convenient middle point between the hotspots of Miraflores (it takes like 10-15 minutes by car and like 25-35 minutes by bus to get to the Parque Kennedy), Barranco or San Isidro and the Universidad de Lima (UL, 10-15 minutes by bus, faster by taxi), Universidad San Ignacio de Loyola (USIL, 15-20 minutes), Universidad Peruana de Ciencias Aplicadas of Monterrico (UPC Monterrico, 20-30 minutes), UPC San Isidro (15-20 minutes), and the Universidad del Pacífico (UP, 17-23 minutes), and Pontificia Universidad Católica del Perú (PUCP, 25-30 minutes). Compare how much extra time you would need daily if you go from places like Barranco or Miraflores to these universities. San Borja is a cool place for anyone who wants to enjoy their time!
The apartment is 56 m2, has a living dining room that includes sofas, two big bookshelves, a dining table with four chairs, a kitchen equipped with kitchen and lavatory sink, refrigerator, two gas stoves for cooking, basic tableware, cooking pots, pan, electric kettle and different shelves for storing stuff. The bedroom is furnished and along with the living dining room also has a wonderful direct view to the open landscape of the surroundings. It has a Double Sized/Queen bed (108x190 cm) with bedding (sheets and comforter) and pillows, a big closet with drawers and shelves, and another medium size closet with drawers. The bathroom has a shower endowed with automatic hot water and washing machine. Ideal for a couple or also for a single person. It is the same single payment if it is used by one person or by a couple. So, if you are two you can divide the price in half! This apartment will be available since January 14th, 2025.

The price could be negotiable and finally fixed between the range of 1500-1700 Peruvian soles. It would be around 245 soles extra per month if we add the typical average services of electricity (~60), water (~20), gas for the stoves or oven of the kitchen (~20), general maintenance fee of the building with elevator services and a permanent security doorman in the building (100), taxes of the public services of the apartment called “arbitrios” (~45). So, 1745-1945 Peruvian soles if already includes all these services. Internet service is not included. The cost of it depends on the internet plan that the person would like to get whether WiFi or mobile hostspot (when your cellphone becomes the router!) and which company. In general, for the rent of the apartment 1 month of payment is asked in advance, and 1 month of rent as a guarantee deposit that will be given back as agreed upon signing a contract (if one rents the apartment for only one month we can negotiate another form of guarantee). If one rents for some days additional to the month we can divide the agreed monthly rent by 30.4 and use that price for each extra night.
