I get asked this a lot—“Who’s the best or worst home builder?

As a professional home inspector, I’ve worked with homes built by many different builders, and I can say from experience: all builders have their strengths. Often, what people interpret as "good" or "bad" comes down to expectations, price range, and finishes.

The quality of supervision during construction. Even top-tier builders can have quality issues if the local crew isn’t managed properly. A more affordable home may use more basic materials and finishes, which is expected.

No builder is perfect, and every home—new or old—can have issues that need to be addressed. That’s completely normal in construction. That’s also why builders have their own inspectors—to catch and correct those issues during the build process. And in most cases, builders are very responsive when it comes to fixing problems, especially in new construction.

That said, this is exactly why an independent home inspection is still so important. A third-party inspection helps ensure everything is up to standard and gives the buyer peace of mind—no matter who built the house.

I respect the work that all reputable builders do, and I’ve seen quality homes across the board. Just remember to set expectations according to the home’s price point, and always get an independent inspection.

The cooling fins, also known as condenser coils or evaporator coils, are part of the exterior unit of an air conditioner. They play a crucial role in transferring heat from inside your home to the outside, which is a key part of the cooling process.
When these cooling fins become dirty or clogged, it can severely affect the efficiency of the air conditioner. Here's why:
Reduced Heat Transfer: The fins are designed to allow heat to be transferred from the refrigerant gas (inside the unit) to the outside air. When dust, dirt, or debris accumulate on the fins, they obstruct this heat transfer process. This means the air conditioner has to work harder to cool the air, reducing its efficiency.
Increased Energy Consumption: As the unit struggles to dissipate heat effectively, it may consume more energy to achieve the same cooling results. This leads to higher electricity bills and more strain on the unit.
Overheating: If the cooling fins are very dirty, the system might overheat, which can cause the air conditioner to shut down or fail prematurely. This may require more expensive repairs or even a full replacement of the unit.
