“Along the main road” sounds like a great selling point. And sometimes, it is.

But being along a main road doesn't automatically make a property better.

Before deciding, look beyond visibility:

🚗 Traffic & accessibility — Is it easy to get in and out?
↩️ Road access — Can vehicles conveniently reach the property?
🅿️ Parking — Is there enough practical space for your intended use?
🌧️ Drainage & flooding — What happens during heavy rain?
📐 Road widening & setbacks — Could these affect how you use the property?
🏪 Intended use — Is the location actually suitable for what you plan to do?

A busy road may be great for one property but not necessarily for another.

The best location isn't always the busiest road. It's the one that works for your purpose.

📊 MARKET MONDAY #3

Pampanga is growing.

More homes. More businesses. More developments.

But public infrastructure doesn't always move at the same pace.

With the flooding we've experienced, there's another question worth asking:

How resilient is that growth?

Pampanga already has Comprehensive Land Use Plans, zoning ordinances, infrastructure programs and flood-management initiatives.

But implementation takes time.

Major developers, understandably, have also been investing in their own drainage systems, water detention facilities and other measures to protect their developments and the communities within them.

But no development exists in isolation.

Even a well-planned township eventually connects with the surrounding roads, local drainage networks, rivers and waterways.

And that's where the bigger resilience question comes in.

For real estate, this makes due diligence even more important.

When evaluating a property or development, we should look beyond the house, lot or building:

• What's the area's flood history?
• Where does the development's water go?
• What drainage and detention measures are in place?
• What do the hazard maps show?
• How accessible is the area during severe weather?
• What infrastructure is planned around it?
• How does the development's drainage connect to the surrounding drainage and waterways?

This doesn't mean every flood-affected area is automatically a bad investment.

It means resilience is becoming part of the real-estate equation.

Pampanga's growth is real.

The question is whether that growth can remain productive, livable and resilient for the long term.

Because when we're looking at property, we're not just asking:

“Where is the property?”

We're also asking:

“How will the place around it perform in the years ahead?”

Can AI replace a real estate agent in the future? 🤖🏠

It's a fair question.

AI is already becoming very useful in real estate—from property research and market data to listings, analysis, and content.

But real estate is not only about information.

There is still local market knowledge, property inspection, negotiation, due diligence, documentation, transaction coordination, problem-solving, and accountability involved in helping someone buy or sell a property.

AI can help make some of these tasks faster and more efficient. But someone still needs to understand the transaction, coordinate the process, make sure the right things are being checked and documented, and help guide the client from inquiry to closing.

So maybe the future isn't simply AI vs. real estate agents.

Maybe it's about real estate professionals who know how to use AI well.

👥 WEDNESDAY PEOPLE FOCUS

Meet Pat — John Patrick Tegelan Mallari.

Pat is one of the pioneer Sales Associates of RE/MAX Grand Properties, joining us in 2023.

Before pursuing real estate, Pat was part of the academe as a college instructor. His journey into real estate eventually grew from managing and marketing rental properties to helping clients navigate their own property decisions.

Over the years, he has gained hands-on experience in property sales, rental management, tenant relations, property marketing, and real estate investment—giving him a practical perspective on the different sides of property ownership.

He also serves as Marketing Head of La Contessa Clark Prime Properties Development Corp., where he leads the marketing and sales of condominium units and other residential developments.

Recently, Pat added another milestone to his professional journey by passing the Real Estate Appraiser Licensure Examination.

Today, his work goes beyond buying and selling.

From property sales and investment guidance to rental management and property appraisals, Pat helps clients make informed real estate decisions.

His clients include Filipinos here and abroad, as well as foreign clients, and he particularly enjoys helping OFWs and Filipino investors explore opportunities to build and manage their real estate investments back home.

And when he's away from property discussions and client work, Pat enjoys spending time in the water. Swimming is one of the ways he unwinds, stays active, and recharges—another reminder that even in a fast-paced profession, finding time to reset matters. 🏊‍♂️

But before saying “I can afford it,” make sure you've considered the other costs that come with acquiring a property.

💰 The purchase price is important — but it’s not necessarily the complete cost of buying.

You may also need to consider:

🧾 Taxes and transaction expenses
📑 Documentation and registration costs
🏦 Financing or loan-related costs
🔨 Repairs or renovations
🏠 Moving and furnishing expenses

A little planning upfront can prevent some very unpleasant surprises later.

When buying property, look beyond the price tag.

📊 MARKET MONDAY #2

Pampanga is seeing a wave of new residential development.

New subdivisions. Condominiums. Townships. Mixed-use communities.

But here's a question worth asking:

Is demand keeping up?

We looked at the latest Pampanga-specific data from Colliers' Q2 2026 residential briefing, covering H1 2026.

And the first finding is interesting:

🏠 Pampanga House & Lot — 90% take-up

🏢 Condo markets across these provincial markets — 82–91% take-up range

At first glance, those numbers don't look like a market drowning in unsold property.

But there's an important distinction.

Take-up tells us how much inventory has been sold. It doesn't tell us how quickly it sold—or how much new supply is coming.

And here's the wrinkle:

While today's projects are selling well, Colliers also flagged a sharp slowdown in new License-to-Sell approvals nationwide this year.

LTS approvals covered only about 38,000 residential units in the first half of 2026—down 82% from a year earlier.

Fewer approvals now could mean a tighter pipeline of new projects ahead.

So the real question isn't just:

"Is Pampanga selling well today?"

It's:

"Will the pace of new supply match the pace we're seeing today?"

That's what we'll be watching.

Are newer projects being absorbed as quickly as earlier ones?

Is supply concentrated in certain locations more than others?

Because a strong market today doesn't guarantee every future project performs the same way.

The numbers matter.
