Eto ang simple pero legit na paraan para malaman kung tunay ang land title:

✅ 1. Check sa Registry of Deeds

Ito ang pinaka-importante.
◾Humingi ng Certified True Copy (CTC) ng title
◾I-compare mo sa hawak ng seller
◾Dapat pareho ang details (owner, title number, area, location)
👉 Kung ayaw magpa-check ng seller = 🚩 red flag

✅ 2. Verify sa Land Registration Authority (LRA)

◾Pwede mo i-check kung existing at valid ang title number
◾May mga fake titles na hindi lumalabas sa system

✅ 3. Tingnan ang security features ng title

Original titles usually have:
◾Dry seal (embossed seal)
◾Red/blue ink stamps
◾Registry markings
👉 Mukhang “photocopy” o sobrang linis? Magduda ka na.

✅ 4. Check kung may “encumbrances”

Hanapin sa likod ng title:
◾May naka-annotate ba na mortgage, loan, or kaso?
◾Kung meron, hindi agad clean ang property

✅ 5. Confirm ang owner identity

◾I-match ang pangalan sa title vs valid IDs
◾Kung representative lang, dapat may SPA (Special Power of Attorney)

✅ 6. I-check ang actual property (ocular visit)

◾Puntahan mo mismo ang lupa
◾May nakatira ba? May ibang nag-claim?
◾Tugma ba sa description ng title?

🚩 Common red flags:
◾“Rush sale” daw kasi kailangan pera agad
◾Ayaw ipakita original title
◾Hindi tugma ang sukat/location
◾Too good to be true ang presyo

Having an active Pag-IBIG remittance (regular hulog) is very important—especially if you’re planning to get benefits or loans from Pag-IBIG Fund. Here’s why:

🏠 1. Eligible ka sa Housing Loan
Kung active ang contributions mo:
Pwede kang mag-apply ng housing loan (house & lot, condo, or acquired assets)
Mas mataas chance ma-approve
Kailangan usually at least 24 months contributions

👉 Kung inactive ka, maho-hold or ma-decline ang application mo.

💰 2. Access sa Cash Loans (Multi-Purpose Loan / Calamity Loan)
Pwede kang humiram for emergency or personal needs
Kailangan updated ang hulog

👉 Walang hulog = walang loan access

📈 3. Lumalaki ang Savings mo (Dividends)
Ang Pag-IBIG ay parang forced savings
May yearly dividends (kumikita pera mo)

👉 Mas tuloy-tuloy hulog = mas malaki ipon + kita
