💡WHAT IS A MOVE-IN FEE?

Move-In Fee is an amount paid by the homebuyer to the property developer before the property is officially turned over to him/her.

These are the necessary fees to be paid before dwelling in a unit which might includes the following:

🔹️️ Water Connection – if the subdivision/project have their own water system, or they have a preferred provider. They have special negotiations with the company to set it all up for their clients. The homeowner will just have to pay for the fees.

🔹️ Electrical Connection – just like water, electrical connections are usually pre-arranged by the developer. The moment the client applies for the connection it will be like a switch on service to activate it for the homeowners. The posts where the connections be activated are already pre-installed for convenience and easy activation.

🔹️Association Dues – This is usually a joining fee or advance payment of the monthly/quarterly or annual association fees if you are a homeowner in a subdivision, compound, apartment or condominiums. In condominiums it is called condo dues. It covers the amenity maintenance fees, security fees for the guards and other subdivision maintenance fees. This fee is agreed upon the existing homeowners of the subdivision or community. For new subdivisions or condominiums, association dues or condo dues will be discussed through a general assembly meeting of the homeowners and will be agreed upon through plebiscite.

The common problem with some property investors, especially those who are investing for the first time, is they tend to look at the whole price of the property, and turn down the offer once it exceeded the price range they looking at.

Always remember, when doing property investment, the goal is to rent it out or sell it on a higher price at a certain time. You can rent out your property while paying the mortgage. In this case, you don't have to pay the NET PRICE of the property, you just need to pay the equity or the down payment.

So whether it's a seven or an eight figure worth of property, you can still afford it. You can still have your own property that generates income. You just have to listen and understand how to properly do it.

If we keep on waiting until the time we can afford the house & lot in full amount, In your estimate, how old will you be by then? Ilang taon nyo po ma eenjoy yung mansion nyo?

TANONG:
1.Bakit 30yrs, ang haba ng time na babayaran namin?

2.Kung e times namin yung monthly amort. namin ng bahay into 360 which is equivalent ng 30 yrs. 'bat TIMES TWO yung labas ng presyo?

SAGOT:
1. Kung gusto nyo po mapadali, you have the choice to pay it as soon as possible para hindi aabot ng 30yrs and kokonti nalang yung monthly payment nyo. Yung 30yrs po, privilege po yan ng gobyerno, na papautangin tayo given that long years thru Pag-ibig Financing. Sa tingin nyo po , sino magpapa utang sayo ng 30yrs to pay aside Pag-ibig na konti lang ang interest rate? Grab the chance po!

2. Kahit anong ahensya po, kung uutang tayo may interest po talaga. Kung ayaw nyo po ng interest bayaran nyo po ng FULL CASH on the spot, may discount pa kayo. The good thing of having the 30yrs chance of paying the amount you borrow from Pag-ibig is that ang value po ng peso natin is nag dedepreciate po. Kunwari sa 100 mo nuon na makakabili tayo ng apat na kilong bigas, ngayon po dalawang kilo nalang. And the good thing about Real Estate is that yung lupa natin as time goes by, mag mamahal po ang value. So habang tumatagal po, mas ma aaford po natin yung monthly amort. which is actually diminishing naman po at pwedeng ibenta si bahay at lupa according to the present inflation rate. So kung mura mo nakuha ang bahay at lupa before, pwede po natin ibenta sa presyong na aayon sa current standing amount ng lupa today po, which is mag mamahal na po. It's a win-win decision po. Ma eenjoy mo pa NOW yung bahay at lupa mo!
