HOW DO YOU EARN THRU CONDO INVESTING?

Simple equation:
🌱 BUY at Pre-Selling (Cheaper)
🌿 + WAIT for Turnover
🌳 = RENT out your unit

✍️Pay the monthly down payment amortization of say P15,000 to P20,000 per month during the pre-selling (construction stage). Usually 20% of the total contract price.

✍️Loan the remaining (80%) balance in the bank and RENT it out after turnover.

✍️Let your RENTAL INCOME pay for the monthly bank loan amortization and the excess money is your PROFIT. Example: You rent it out for 30k monthly less your monthly bank loan amortization of say 25k, so you have 5k monthly profit. Thus, making it self-liquidating, meaning it will pay for itself.

✍️BUT WAIT THERE'S MORE! Your condo appreciates in value over time. Let's say it increases in value by 20% to 25% per year so the price doubles in 4 to 5 years.

Beware of the word “Clean Title”.
You can only call it clean title IF;

⭕ Owners that appears in the title of the property are still ALIVE & CAN SIGN documents

⭕ NO disputes attached in the title AND “certified true copy” of the title.

Please take note of the “AND” because not all disputes are printed in the original title itself. Thus, it is very important to request for the latest certified true copy of the title.

⭕ All real estate taxes are paid on time. Always request for latest real estate tax clearance.

⭕ The owners are married (on or after 1987) The property is considered conjugal even if only one property owner is in the title. Both should sign sale documents. Should the property owner dies, heirs should file and pay for the estate tax of all the properties.

⭕ The property estate taxes are not yet paid, the property cannot be called “CLEAN”.

⭕ Magkaiba po ang real estate tax na binabayaran ninyo annually at ang estate tax (BIR FORM 1801) You only pay estate tax if the owner in the title is already dead. Penalties (like big penalties) apply for late filing.

Public service lang po 🙂. Ang estate tax clearance po is NON-NEGOTIABLE. Kailangan talaga syang e file at bayaran whether you like it or not, pag namatay ang owner na nakalagay sa title.

REMINDER: 6% OF YOUR ASSETS WILL GO TO GOVT.

Kung ang property nyo po ay nakapangalan pa sa isang taong namatay na, dapat pong magfile ng Estate Tax Return ( ETR) within 1 year from date of death (sa mga namatay mula 2018 pataas) at within 6 months from date of death sa mga namatay ng 2017 pababa.

Please lang po, huwag po natin pabayaang hindi magfile agad. Napakalaki po ng penalty nyan at interest kapag hindi po nakapagfile on time. At kapag tumagal na po, pahirapan na ang documentation nyan at maaaring kapantay na ng value ng lupa ang maaring bayaran ng mga tagapagmana nyan. Ang pag-aari po ng namatay na ay hindi po maililipat sa iba hanggat hindi natatapos ang pagpafile at pagbabayad ng kaukulang estate tax.

Pwede pong mag avail ng tax amnesty yung mga namatay ng 2017 and pababa. WAIVED po ang interest and penalties. Malaking katipiran para sa mga hindi nagawang magfile sa tamang panahon dahil ang penalties and interest ang syang nagpapalaki ng babayaran. Ang deadline po para mag avail nito ay sa June 2021. Opo, matagal pa po dahil alam ng gobyerno na mahirap kumuha ng mga requirements/documents lalo na yung mga matatagal na pong namatay na. Kaya START na po tayo sa documentation.
