Large-scale housing remains essential. But we also need a complementary path: thousands of qualified idle properties producing two to five homes at a time through collaboration among landowners, builders, suppliers, financiers, buyers and government.

🏠 What if one idle property could become three affordable homes—and then help finance the next three?
This is the basic idea behind the iMIC Synergy Housing Ecosystem.
Instead of starting with large land acquisitions requiring hundreds of millions in capital, we want to explore a more decentralized approach:
One property. Minimum 3 housing units. One development cycle at a time.
Here is an illustrative example:
A property owner has around 200 sqm of idle or underutilized land.
Rather than selling it outright, the owner may contribute the property into a development partnership.
iMIC Synergy brings together the ecosystem—architects and engineers, contractors, cement and steel companies, finishing-material suppliers, financing partners, brokers and ultimately qualified homebuyers.
The property could potentially be transformed into 3 independently saleable two-storey homes, subject of course to technical, zoning and regulatory requirements.
If each home sells for around ₱3 million, one relatively small property can potentially create:
3 homes × ₱3M = ₱9 million in housing value.
Our proposed model is to explore development financing of approximately 25% of project value through Pag-IBIG or private financing partners, while the balance is supported by landowner/JV participation and private development resources.
After approximately one year of development, completed homes are sold to qualified families—with Pag-IBIG long-term end-user financing envisioned as an important part of making ownership affordable.
Once the homes are sold and project capital is recovered, the money does not stop there.
It moves to the next property.
Property → Build 3+ Homes → Sell to Families → Recover Capital → Reinvest → Build Again.
That is the real idea behind iMIC Synergy.
We don't necessarily need one developer owning hundreds of hectares.
There are thousands of smaller idle properties, contractors, suppliers, professionals, investors and Filipino families looking for homes.
What if we simply create an ecosystem that connects them?
3 homes may be small.
But 100 participating properties could mean 300 homes.
1,000 properties could potentially mean 3,000 homes.
The challenge is not simply to build houses.
It is to create a system where land, capital, industry and long-term home financing can continuously work together to create more affordable homes.
This is still a model we intend to validate with Pag-IBIG, industry partners, property owners and financing institutions.
But perhaps addressing a very large housing problem can begin with something very simple:
One property. Three homes. Then do it again.
