🏠 May dream house ka na pero may bad credit record ka dahil sa credit card?
Pwede ka pa rin bang ma-approve sa housing loan?

Mga dapat malaman:

🔴 1. Hindi automatic na denied.
Ang pagkakaroon ng bad credit record ay maaaring makaapekto sa application, pero hindi ibig sabihin na automatic rejected na ang housing loan.

🔴 2. Tinitingnan ang credit history.
Maaaring makita ng lender ang payment behavior mo, kabilang ang delayed payments, unpaid obligations, at iba pang credit accounts.

🔴 3. May epekto sa loan approval.
Kung may serious delinquency o unpaid credit card debt, maaaring maging mas mahirap ang approval dahil mas mataas ang perceived risk sa lender.

🔴 4. Pwedeng maapektuhan ang loanable amount.
Kahit sapat ang income, kasama sa assessment ang existing debts at financial obligations mo.

🔴 5. Pag-IBIG at Bank financing ay may sariling evaluation.
Hindi pare-pareho ang approval criteria ng bawat lender, kaya hindi dapat isipin na kapag may bad record sa isang application ay wala nang ibang option.

🏡 TRANSFER TAX: Ano Ito at Sino ang Nagbabayad?

Kapag bumili ka ng property, hindi natatapos sa Deed of Sale ang proseso. May Transfer Tax ding kailangang bayaran bago ma-process ang transfer ng title.

📌 Ano ang Transfer Tax?
Ito ay tax imposed by the province or city where the property is located, para sa paglipat ng ownership ng property mula sa seller papunta sa buyer.

📌 Sino ang nagbabayad?
👉 Usually, buyer/transferee ang nagbabayad ng Transfer Tax, subject to the applicable local rules and the agreement of the parties.

📌 Magkano?
Depende sa LGU kung saan located ang property at sa applicable tax base/rate. Kaya hindi pare-pareho ang computation sa lahat ng lugar.

📌 Kailan ito binabayaran?
Karaniwan, pagkatapos ma-settle ang applicable BIR taxes at bago makumpleto ang registration/transfer process. May specific deadlines din depende sa local ordinance.

🏛️ BIR: KAILAN DAPAT I-FILE ANG TAXES SA PROPERTY TRANSFER?

Maraming nagtatanong:

“Kapag notarized na ang Deed of Sale, kailan ang deadline ng taxes sa BIR?”

Narito ang basic guide:

💰 CAPITAL GAINS TAX (CGT)

Para sa sale o ibang onerous disposition ng real property classified as a capital asset, ang CGT return at payment ay generally due within 30 days following the sale or disposition.

📄 DOCUMENTARY STAMP TAX (DST)

Kung ang taxable document, gaya ng Deed of Absolute Sale, ay ginawa, nilagdaan, o notarized anumang araw sa loob ng isang buwan, ang DST return at payment ay generally due before the 5th day of the following month.

📌 Halimbawa:

Kung ang Deed of Sale ay notarized noong:

• August 1, 2026
• August 15, 2026
• August 30, 2026

➡️ Ang DST return at payment ay generally due before September 5, 2026.

⚠️ IMPORTANT:

Hindi ibig sabihin na lahat ng property-related contracts o transactions ay may parehong 30-day deadline mula sa notarization.

Para sa Deed of Absolute Sale, mahalagang tingnan ang applicable tax rules at ang date ng taxable transaction o document.
