Pag-IBIG Fund has financed 18,715 socialized homes of minimum-wage and low-income members from January to September 2019, its top executives said.

Socialized homes make up 29% of the 65,375 units financed by the agency in the last nine months. In terms of amount, socialized home loans made up P7.18 billion out of the record-high P58.73 billion home loans released by the agency for the period.

“Pag-IBIG Fund has a socialized housing program designed specifically to help minimum and low-wage workers secure their own homes at the price of renting one. We call it the Affordable Housing Program and it is aligned with President Rodrigo Roa Duterte’s directive to government institutions to carry out programs that address the needs of the underserved sector,” said Secretary Eduardo D. del Rosario, Chairperson of the Housing and Urban Development Coordinating Council (HUDCC) and Pag-IBIG Fund Board of Trustees.

The Affordable Housing Program is open to members earning not more than P15,000 per month within the National Capital Region (NCR) and those earning not more than P12,000 per month if outside of NCR. Under this program, Pag-IBIG Fund maintains the lowest interest rate in the market of 3% per annum – a subsidized rate it has provided for minimum and low-wage workers since May 2017. This rate applies to socialized home loans up to P580,000. The Fund is able to subsidize this low interest rate due to its being a tax-exempt agency as prescribed under Republic Act No. 9679.

“Because of our Charter, Pag-IBIG Fund can afford to offer the lowest rates for home loans of minimum and low-wage workers. Aside from keeping our interest rates low, we also reduced the insurance premiums of our home loans under our Affordable Housing Program. As a result, qualified borrowers under this program will pay an affordable monthly amortization of only P2,445.30 for a socialized home loan of up to P580,000. We set a 100% loan-to-value ratio for our Affordable Housing Program, which means that borrowers through the years never had to put out cash for equity. All of these are part of our efforts to provide the best home financing program for our members. That’s what Lingkod Pag-IBIG is all about,” said Pag-IBIG Fund Chief Executive Officer Acmad Rizaldy P. Moti.

TIPS PARA SA MGA FIRST TIME BIBILI NG PROPERTY

Ano ba talaga dapat ang iconsider kapag bibili ng bahay?? Location? Design ng bahay?

Meron kasing subdivision na hindi ganun kagandahan ang bahay PERO napakaganda ng location.

Meron naman sobrang ganda ng bahay, malaki ang floor area pero hindi accessible para sa commuters.

In my opinion. Mas okay sakin na bumili ng hindi gaano kagandagan ang design ng bahay (basta may sobra or excess lot pangpa-extend in the future). Kasi kung FIRST TIME BUYER ka, location ang dapat mong tignan. Yung malapit sa mga gusto mo like sa trabaho mo, sa relatives mo, sa mga market, hospital, schools etc..

Alam mo ba kung bakit LOCATION ang dapat mong tignan kapag bibili ng bahay?
- Kasi ang LOCATION hindi mo yan mapapaganda. Kahit anong gawin mo kung nasa malayo ang subdivision mo, hindi mo mapapaganda ang location mo (unless may biglang project ang government).

- pero kung ang kinuha mong bahay kahit di kagandahan pero nasa magandang LOCATION, magagawa mo yang pagandahin in the future.. nagwowork ka nga para umasenso eh. Kaya tiis muna sa ganyang bahay, in the future pag napaganda mo na bahay mo, EDI meron ka ng MAGANDANG BAHAY na nasa MAGANDANG LOCATION.. 😁🏡

The provinces of Cavite and Laguna are growing industrial and commercial centers in the Southern Tagalog Region. This, however, is causing traffic congestion in major road networks in the area, particularly the Governor’s Drive, Aguinaldo Highway, and Sta. Rosa-Tagaytay Road. The proposed expressway project aims to provide a faster, safer, more comfortable and reliable route between Bacoor and Kawit, Cavite areas, and the Laguna and South Luzon Expressway (SLEX) areas; thus enhancing trade and socio-economic activities around them.

The Cavite-Laguna Expressway (CALAX) involves the financing, design and construction, operation and maintenance of the entire 4-lane, 44.63 km closed-system tolled expressway connecting CAVITEX and SLEX. The Project will start from the CAVITEX in Kawit, Cavite, and end at the SLEX-Mamplasan Interchange in Biñan, Laguna. The Project will have interchanges in 9 locations, namely: Kawit, Daang Hari, Governor’s Drive, Aguinaldo Highway, Silang, Sta. Rosa-Tagaytay, Laguna Blvd., Technopark, and a Toll Barrier before SLEX.

Metro Pacific Investments Corp. is starting work on the second phase of the Cavite Laguna Expressway (CALAEx), which it targets to finish by 2022.
