Beware of the word “Clean Title”.
You can only call it clean title IF;

⭕ Owners that appears in the title of the property are still ALIVE & CAN SIGN documents

⭕ NO disputes attached in the title AND “certified true copy” of the title.

Please take note of the “AND” because not all disputes are printed in the original title itself. Thus, it is very important to request for the latest certified true copy of the title.

⭕ All real estate taxes are paid on time. Always request for latest real estate tax clearance.

⭕ The owners are married (on or after 1987) The property is considered conjugal even if only one property owner is in the title. Both should sign sale documents. Should the property owner dies, heirs should file and pay for the estate tax of all the properties.

⭕ The property estate taxes are not yet paid, the property cannot be called “CLEAN”.

⭕ Magkaiba po ang real estate tax na binabayaran ninyo annually at ang estate tax (BIR FORM 1801) You only pay estate tax if the owner in the title is already dead. Penalties (like big penalties) apply for late filing.

Public service lang po 🙂. Ang estate tax clearance po is NON-NEGOTIABLE. Kailangan talaga syang i-file at bayaran whether you like it or not, pag namatay ang owner na nakalagay sa title.

RAILWAY FROM LAGUNA PROVINCE TO METRO MANILA🇵🇭🇵🇭🇵🇭

Here’s a sneak peek into what the stations of the NSCR South Commuter Railway will look like once it is operational.

ADB on 9 June approved its biggest project financing to fund the construction of the railway, which will connect provinces north and south of Metro Manila and cut travel time by half. The Philippine government and ADB will be signing the loan agreement for the project in a ceremony later today in Malacanang Palace.

SKYWAY STAGE 3, SOFT OPENING NA; TOLL, LIBRE NANG ISANG BUWAN

Magbubukas na ang Skyway Stage 3 bukas, pahayag ng president at COO ng San Miguel Corporation na si Ramon Ang ngayong Lunes.

May habang 17.9 kilometers, ang Skyway Stage 3 ay kumokonekta sa Northern at Southern Luzon—maaari nang tawirin ang kalakhan ng Metro Manila nang hindi dumadaan sa EDSA. Sinimulan ang konstruksyon nito noong 2014.

"I am pleased to announce the partial opening tomorrow, December 29, of our 18-km Skyway Stage 3, for free to motorists for one month. By January 14, we can all enjoy the full benefits of this engineering marvel," pahayag ni Ang bago pasalamatan ang administrasyong Duterte para sa pagsuporta nito sa kumpanya tungo sa pagtatapos ng proyekto.
