Another Starbucks is coming to Greenfield City! 👀

Parang McDo at Jollibee lang, parami nang parami at halos magkakatabi na. 😅

But from a real estate perspective, I actually see this as a good sign. Big brands don’t just keep opening locations for no reason. It tells you something about potential of the area.

And this one is near Zadia! As someone who works, invests, and hosts around the area, nakakatuwa makita how the community keeps growing. 🙂

Another confirmation that Metro Sta. Rosa continues to become a stronger location to live, invest, and do business in. 💯

While everyone’s waiting for SM Nuvali and the upcoming Ayala Malls… 👀

Here’s another thing to look forward to, especially for families with kids! ☺️

Nuvali Lakeside is getting an upgrade. More family-friendly spaces, outdoor areas, and more reasons to enjoy the community.

And ito yung gusto kong nakikita as someone in real estate. Hindi lang bagong buildings, but developments that actually make an area better to live in.

Because these are the little things that eventually add value to a community and to the properties around it. 😉

Metro Sta. Rosa is no longer just an alternative to Metro Manila. It’s becoming a destination of its own.

One good thing about doing a property viewing during Habagat season? Mas nakikita natin ang actual condition ng area. 🙂

Hindi lang price, lot size, at location ang dapat i-check. This is also the best time to observe the elevation, drainage, road access, at kung may water buildup sa property or nearby areas.

I always tell my clients: if possible, visit the property during or after a heavy rain. Mas okay nang makita natin ngayon kaysa magkaroon ng surprise after buying. 😅

Finding the right property is not just about getting a good deal,it’s also about choosing one that gives you confidence and peace of mind, rain or shine. 💯

Hello September! 🤗

After an 11-day vacation with the family, balik Realty Buddy duties na tayo. 🙏🏻

Back to work na para makapag-vacation ulit… jk! 😂

Pero honestly, nakakamiss talaga ang site trippings, meeting clients, and hearing their stories and plans.

Iba pa rin talaga when you get to sit down with them and help them figure out which property feels right and practical for them.

Medyo marami tayong hahabulin after being away, but we’re back and ready na ulit. ☺️

MORE REASONS TO LOVE SOUTH LIVING. ✨

Nakakatuwa makita how the South continues to become more complete.

Hindi lang residential communities, malls, or lifestyle spots ang dumadagdag, pati educational and career opportunities.

With Mapúa MCL Laguna expanding through its aviation-focused program, mas may added value na naman yung area for families, students, and future professionals.

And for me, ito yung mga bagay na worth looking at when choosing a location.

Hindi lang kung maganda ba siya today.
Kundi kung ano pa yung kaya niyang ibigay in the long run. ☺️

Reservation is not the finish line. 🙂

One thing I always remind myself as a realtor:
Hindi natatapos ang role natin once the client reserves, pays the down payment, or signs the documents.

In fact, doon pa lang mas nagiging important yung guidance.

Because after the excitement of reserving, may mga next steps pa na kailangan maintindihan: documents, payment schedule, updates, requirements, and even the little questions that can make the client feel more at ease. ☺️

And for me, that’s where trust is really built.
Not only during the selling part, but in the moments after they already gave their trust.

Kasi real estate is a big investment. Clients deserve someone who still shows up, still explains, and still cares even after the sale. ✨

Ang saya lang makita na habang dumadami ang residential communities around Nuvali, kasabay din talagang dumarami yung everyday conveniences nearby.

For homeowners and future residents, malaking bagay yung mas accessible na ang groceries and daily essentials. Less travel, more convenience, and mas complete yung community na tinitirhan mo. ☺️

Kahit maulan, tuloy pa rin ang tripping. 🤗 Kasi for me, being a realtor is not just about showing properties kapag convenient lang. It’s about showing up when the client needs guidance, answering their questions properly, and helping them see if the property really makes sense for their plans.

Minsan, doon din nasusukat yung professionalism.
Hindi sa perfect weather.

Kundi sa willingness to serve kahit hindi perfect ang situation.
