Bibili ka ba ng lupa? Alamin ang tamang proseso para iwas-aberya. ☝🏻

1: Siguraduhin ang Orihinal na Titulo 📜
Kunin ang kopya ng titulo mula sa nagbebenta o ahente. Dalhin ito sa Register of Deeds para masigurong ito ay lehitimo at walang mga problema gaya ng pagkakasanla o anumang karapatan ng iba. Tiyaking tugma ang kopya sa opisyal na rekord.

2: Magpa-Survey ng Lupa 🔍
Mag-hire ng lisensyadong Geodetic Engineer para magsagawa ng relocation survey. Layunin nitong tukuyin ang eksaktong hangganan ng lupa at siguraduhing walang nakapasok na bakod o istruktura mula sa katabing lote.

3: Gumawa ng Deed of Sale 📃✍🏻
Kapag walang problema ang lupa, maghanda ng Deed of Sale o kontrata ng pagbili. Kailangang pirmahan ito ng nagbebenta at bumibili, at ipa-notaryo upang maging legal.

4: Bayaran ang Documentary Stamp Tax
Sa loob ng 30 araw mula sa pagpa-notaryo ng Deed of Sale, bayaran ang Documentary Stamp Tax. Huwag itong ipagpaliban upang maiwasan ang mga abala.

5: Bayaran ang Capital Gains Tax
Ang nagbebenta ang responsable sa pagbabayad ng Capital Gains Tax sa BIR (Bureau of Internal Revenue). Kapag bayad na, maglalabas ang BIR ng Certificate of Authority to Register bilang patunay na tapos na ang mga buwis at maaari nang ilipat ang titulo.

6: Bayaran ang Transfer Fees at Ilipat ang Titulo
Dalhin ang Certificate of Authority to Register sa Register of Deeds. Bayaran ang transfer fees, na karaniwang mababa ang halaga, at subaybayan ang proseso ng paglipat ng titulo. Hintayin ang bagong titulo na nakapangalan na sa iyo.

Sa pagsunod sa mga hakbang na ito, masisiguro ang maayos at ligtas na pagbili ng lupa.
