🏚 THINGS TO KNOW WHEN BUYING A HOUSE or Condo Units !!! 🏠
✔ Budget - how much can you afford monthly? If you can only afford how much you can start looking.
✔ Location - still consider your budget. If it's cheap it's surely far from Cebu. The price in Cebu City is 5 million already.
✔ Required Monthly Salary - Check right away how much your salary is because it's based on how much monthly you can get! (can be combined salary).
✔ Marital Status - always remember the legality when you are married on paper even if you are separated from the eyes of the law, all that you own is still conjugal property.

1. Where can I find cheap?
✔ In Talisay,Minglanilla, Naga, San Fernando, Carcar, Consolacion, Danao, Compostela,Bohol,Dumaguete, Camsur, etc
2. May Rent To Own po ba kayo?
✔ Meron din po na Rent -To-Own ,yun nga lang MagCash Out ka ng 5% to 10% of the Equity.

1. 1st 10% mam bayaran niya either spot payment or 6 months installment para maka move.in siya.
2. 2nd 10% rentals niya bayaran niya for 12 months or 1 year.
3. 80% and Misc. fee bayaran niya on 13th month. So ang 80% na balance for loan sa bank 3 months before matapos ang kanyang last equity
3. Do you have an immediate transfer?
✔ if you can afford to pay cash you can transfer immediately.
✔ if it's installment, you'll just wait for the Downpayment/ Equity(takes 32months,42months or 48months if preselling) to be paid, Pag-ibig Loans takes 3 to 6months (you can pay cash for the Downpayment so it can be processed immediately in Pag-ibig if the Unit is Ready for Occupancy)
4. When can I transfer?
✔ if Pag-Ibig released your loan , or if Bank with Letter of Guarantee(LOG) and bank loan released.Pay also the Move-in Fees or Transfer Fees Charges.
5. What is Pre-selling?
✔ this means your house will be built in 18-24 or 32 to 48 months construction for affordable or low cost housing. This is good, the price of the house is cheap because there is no development yet. You can also pay installment for Downpayment or Equity.
6. What is Equity?
✔ this is just the same as Downpayment and you are required to pay before you can get the Pag- ibig Loan Approval.
How to Avail:

2. Choose a unit after tripping and pay the reservation fee
Initial Requirements:
-2 Valid ID(SSS/Company/TIN/Passport/PRC, etc.)
-three months latest payslip
3. Within 30days ready the requirements then after that the downpayment will start on the Next Month.
4. Submit the remaining requirements within 30days from reservation
5. After downpayment wait for Pagibig processing 3-6mos before the start of Monthly Amortization.
