1️⃣ 1 MONTH ADVANCE – Para saan?
🔹 Bayad ito sa unang buwan ng pag-stay ni Tenant.
🔹 Ibig sabihin, bago pa siya tumira, bayad na ang unang buwan.
🔹 Hindi ito pang-damage. Hindi ito pang-penalty.
📌 Halimbawa:
Move-in date: March 1.
Ang 1 month advance = Bayad na ang March rent.

2️⃣ 2 MONTHS SECURITY DEPOSIT – Para saan?
Ito ang security mo bilang Landlord.
Ginagamit lamang ito kung may:
✔️ Damages beyond normal wear and tear
✔️ Unpaid utility bills (kung under your name)
✔️ Cleaning / repair cost kung iniwan ang unit na sira
⚠️ Hindi ito automatic na “last 2 months rent” maliban kung may kasunduan kayo.

🚫 Common Mistake ng Landlord
Maraming Landlord ang:
❌ Pinapagamit agad ang deposit bilang renta
❌ Walang written computation pag may damage
❌ Walang move-in inspection form
Kaya nagkakaproblema sa dulo.
