Real estate service practitioners
= licensed professionals who help with property buying, selling, renting, and management. In the Philippines they’re regulated by the PRC under RESA Law RA 9646.
Main 4 types:
1. Real Estate Broker
Licensed agent who represents clients, negotiates deals, and handles contracts. Needs a PRC license + 120+ hours of training. Only licensed brokers can legally use the “Broker” title.
2. Real Estate Salesperson
Works under a broker. Shows properties, generates leads, assists clients. Needs 12+ hours of seminar + accreditation under a broker. Can’t sign deals on their own.
3. Real Estate Appraiser
Assesses property value. Banks, BIR, and courts use their valuation reports. Requires a separate PRC license.
4. Real Estate Consultant
Gives market analysis, investment advice, and feasibility studies for bigger projects/developments. Also PRC-licensed.
Key rule:
If someone doesn’t have a PRC license, calling themselves a “broker/agent” its 𝗶𝗹𝗹𝗲𝗴𝗮𝗹 in the PH.
