The duration of the Transfer Process depends on the Nature and Origin of the Title.

In most cases, the โ€Motherโ€ title or the title that covers the entire property is usually under the name of the deceased parents or relatives of the Seller. This scenario takes the longest time to process. To wit:

1. Ex*****on of the EXTRAJUDICIAL SETTLEMENT OF ESTATE either for Partition or Sale. The ex*****on may take time because it requires the presence of all the heirs who have shares or interest of the property.

2. Next would be the Publication of the ExtraJudicial Settlement of Estate and the Processing and Payment of the Estate Tax.

3. Simultaneously, if the heirs agreed to a certain partition , they must Hire a competent Geodetic Engr., to survey and plot the Subdivision plan based on the agreed partition. Then, it will be submitted to DENR for approval. (This will usually take 3-12 months depending on the DENR.)

4. Upon completing the Publication Requirements, the heirs can now proceed with the BIR to settle the estate tax and wait for eCar to be released. (Usually 3-6 weeks)

5. Once the eCar is released, you may now proceed to the Registry of Deeds to update the Title. From the Old Title named after the deceased parents to the HEIRS.

6. Once the DENR will release the approval of the Partition/Subdivision plan, the heirs may now proceed to the Registry of Deeds (ROD) to apply for the Splitting of Title. This may take up to 6 weeks.

7. After the Titles are individualized and released, the heirs may now proceed to the Assesors for assessment, inspection and issuance of individual Tax Declaration.

8. Note: properties under estate taxes and subdivided among heirs will be annotated with encumbrances for its Liabilities under Sec. 4 Rule 74 for 2 years. This is a protection to all the heirs or creditors that are not aware or not uncluded in partition.

9. If you buy a portion of this property, you may now start the Transfer Process which may include the ff:

9A. Ex*****on of the final Deed of Sale with Title no. And description of the actual portion.

9B. Payment of Capital Gains Tax, Documentary Stamp Tax and other transfer Fees.

9C. After settling the BIR transfer Tax, you may now obtain your eCAR from from the BIR. (3-8 weeks)

9D. Once the eCAR is available, you may now proceed to the ROD for the transfer of title. (3-8 weeks)

9E. After the Release of the Title, you have to proceed to the Assessors office for inspection, assessment and issuance of new Tax Declaration.

Other high-priority PPP projects have been selected by the Department of Public Works and Highways (DPWH), including the construction of a highway in Cebu and ๐™‰๐™ช๐™š๐™ซ๐™– ๐™€๐™˜๐™ž๐™Ÿ๐™– in ๐˜พ๐™š๐™ฃ๐™ฉ๐™ง๐™–๐™ก ๐™‡๐™ช๐™ฏ๐™ค๐™ฃ.

The DPWH said in a July 10 press release that it has added 10 more PPP projects to its priority list.

What is a Public-Private Partnership (PPP) Project?

Public-private sector partnerships are known as PPPs and are used to finance, build, and administer government services and private businesses. To attract private investors to PPP projects, the government provides in-kind contributions. The government can help businesses in a variety of ways, including providing funding, reducing taxes, or guaranteeing annual revenue for a certain period of time. By providing a public service or undertaking, the private party assumes significant financial, technological and operational risks.

A strong economy, better living conditions for people, and better access to trade and foreign investment all depend on well-developed infrastructure. When the new government took office, PPPs were seen as a way to spend money on adequate road infrastructure. As a result, the national government can only spend limited amounts of money on highways. Through it, the executive agencies of the Department of Public Works and Highways (DPWH) will support the changes needed to create a more favorable business environment and contribute to the development of a number of infrastructure projects. new infrastructure capable of raising capital.

Phase I of the Central Luzon Linked Expressway (CLLEX), the Tarlac to ๐˜พ๐™–๐™—๐™–๐™ฃ๐™–๐™ฉ๐™ช๐™–๐™ฃ ๐˜พ๐™ž๐™ฉ๐™ฎ Extension, which will connect the ๐™˜๐™ž๐™ฉ๐™ฎ ๐™ค๐™› ๐˜พ๐™–๐™—๐™–๐™ฃ๐™–๐™ฉ๐™ช๐™–๐™ฃ with the ๐˜ค๐˜ช๐˜ต๐˜บ ๐˜ฐ๐˜ง ๐˜š๐˜ข๐˜ฏ ๐˜‘๐˜ฐ๐˜ด๐˜ฆ (๐™‰๐™ช๐™š๐™ซ๐™– ๐™€๐™˜๐™ž๐™Ÿ๐™–), is a 35.70 km four-lane project. The project will pass through the ๐˜ต๐˜ฐ๐˜ธ๐˜ฏ๐˜ด ๐˜ฐ๐˜ง ๐˜›๐˜ข๐˜ญ๐˜ข๐˜ท๐˜ฆ๐˜ณ๐˜ข and ๐˜“๐˜ญ๐˜ข๐˜ฏ๐˜ฆ๐˜ณ๐˜ข in ๐™‰๐™ช๐™š๐™ซ๐™– ๐™€๐™˜๐™ž๐™Ÿ๐™– and provide a smooth alternative route to ease traffic congestion on the Pan Philippine Highway (PPH-Maharlika Highway) between these towns and Tarlac province. This also involves the development of CLLEX Phase 1 toll facilities.

2. Kennon Road Improvement, Operation and Maintenance

Efforts are being made to upgrade Kennon Road to reduce disasters such as landslides, rock falls, slips, landslides, and river erosion that often occur along the roadside.

It is under the jurisdiction of the La Union 2nd District Technical Office, the 1st DEO of Benguet, and the DEO of the City of Baguio to maintain an important state highway known as Kennon Road. At 12,495 km. asphalt road surface and 21,196 km. concrete pavement is the total length of the pavement. In addition, there are 12 steel bridges and 6 concrete bridges on Kennon Road. A 10-ton load capacity is standard for most bridges built in 1968.

4. Mindoro-Batangas super bridge (floating bridge)

As part of the proposed 15-km superbridge linking Mindoro Island with Batangas Province, two or four lanes with optional pedestrian/bicycle lanes are planned. From the island of Mindoro to the island of Verde, the bridge will be 8.5 km long, then 6.5 km from Verde island to Batangas, at a sea depth of 10 to 300 meters.

5. East Pacific Coast Highway

The 226.5 km highway will connect the town of Mauban and the actual Mauban-Tignoan stretch before terminating in Dingalan, Aurora.

8. Cebu Metro Expressway

More than 56.94 km of high-quality toll roads are planned for the Cebu metropolitan area to meet current and future traffic needs. In addition, this project aims to significantly reduce traffic congestion in Metro Cebu's downtown and downtown areas by providing a direct connection between Naga City and Metro Cebu. Danao across the mountainside of Cebu Province.

The planned Metro Cebu Expressway (MCE) project consists of three (3) sections, which will be a north-south bypass highway through the hills of Metro Cebu. Below is a breakdown of the location of each station and the length of each station:

Oro-Villanueva highway

The 34 km long Villanueva-Cagayan de Oro-Opol highway is the largest infrastructure project in the country. Project cost:
