Hereโs the truth, real talk lang po:
๐ฅ Walang tituladong lupa na mabibili within Metro Manila or the city for less than 2k or 3k per sqm. Kung meron man, napakababa ng chances, or itโs a sacrifice sale from a private owner (if thereโs any).
๐ฅ Kung gusto mo ng mas mura, consider the zonal value, location, and ongoing developments. The closer to the city, the higher the price.
๐ฅ Kung wala kang malaking cash-out, consider preselling offers.
๐ฅ Remember, properties are worth hundreds of thousands or even millions. So when asked for valid IDs and other requirements, donโt argue. If you donโt have it, then you donโt have it. No requirements, no reservation. Same goes for schools: NO ID, NO ENTRY!
๐ฅ Walang sapilitan sa pagkuha. Kung malayo ka, okay lang, naiintindihan naman. Pero wag po ipagpilitan na maghanap ako ng mura sa NCR or its nearby cities.
๐ฅ Ayaw mo sa preselling kasi matagal, pero ayaw mo rin sa RFO dahil mahal. Taon-taon ka naghahanap ng mura pero walang tyaga maghintay sa preselling. Kung yung 3 taon na paghanap mo ng mura, nireserve mo na lang sa preselling, malamang tapos na ang turnover! Tandaan, hindi ang developer ang mag-aadjust, kundi ikaw. Taon-taon tumataas ang market value at presyo.
