Maraming Nabibiktima sa Hulugan na Lupa… Ito ang Dahilan ⚠️🏡

Parami nang parami ang mga taong nagrereklamo na na-scam sa hulugang lupa.
Nagbayad ng ilang taon… pero nung fully paid na, walang titulo.

Masakit dito, kadalasan ipon ng pamilya ang ginagamit.

Pero bakit ito nangyayari?

Ito ang mga karaniwang dahilan:

❌ Walang Title ang lupa
Minsan Tax Declaration lang ang hawak ng seller, kaya hindi agad maililipat ang ownership.

❌ Hindi tunay na owner ang nagbebenta
May mga nagbebenta ng lupa kahit hindi sila ang nasa titulo.

❌ Walang permit ang subdivision
Ang ibang developer nagbebenta kahit walang approval mula sa Department of Human Settlements and Urban Development.

❌ Walang malinaw na kontrata
Maraming buyer ang pumipirma sa simpleng kasulatan na walang legal protection.

❌ Hindi chine-check ang titulo
Pwede mong i-verify ang titulo sa Land Registration Authority o sa Registry of Deeds.

Ang totoo:
Hindi delikado ang hulugang lupa…
delikado lang kapag hindi mo chine-check ang papeles.

💡 Tandaan:

> Ang bahay pwedeng ayusin.
> Pero ang problema sa titulo… pwedeng tumagal ng maraming taon bago maayos.

Kung bibili ka ng lupa, siguraduhin mo na malinis ang dokumento bago ka maglabas ng pera.
