Better see and understand the construction method and system on actual projects for a clear vision on your future project. Our average build time from foundation poured is approximately 4-6 months. Your actual build time may be subject to weather delays, strains on the local jurisdiction, homeowner participation, availability of qualified trade partners, and the complexity of your build and financial obligations addressed. Our customer representative will be able to advise you on what you can expect. They will also explain what to expect on the Pre-construction Stage, Construction stage and Post Construction Stage. What is Site Development? Every successful custom home build begins with land that is properly prepared for construction. Depending on the land this may include grading, clearing, sewer excavation, permitting and other items. We will work with you to complete these items at a minimal cost with no markups through our unique homeowner participation process. How long to Secure Permits? Base on our experience securing the Building Permit would take 2 months, and securing the temporary electrical connection for construction would take 2 weeks after the Approval of the Building Permit. On the other hand, Occupancy Permit which is usually process after construction would also take 2 months. All permits are required and has designated process, requirements, timeline and assessments. Who will pay the Permits and Utilities During Construction? Unless stipulated on the Contract, Owner/clients pays all necessary permits. Most common practice, Building Permit was paid by the builder and Electrical/Water Connection and Occupancy Permit was paid by the owner, unless, both parties has separate agreements on permits stipulated on the contract. When can we start the Construction? Prior to hit the ground, be sure you had your Kick off Meeting. During this meeting, details on the Contracts, Specification, Method, payment scheme were discussed in details. Construction commence 7 days after the release of Building Permit and receipt on the agreed amount base on the Contract. Progress billing against accomplishment shall also follow with respect to inspection and timeline. Can I Provide My Own Finish Materials? We also recognized clients option to purchase and choose architectural finishes . We stand behind our work because we also provide Warranty and use quality materials and the most experienced trade partners. This gives our customers greater peace of mind. Can I Make My Home Bigger or Change the Layout? Absolutely! Every custom home floor plan is just a starting point. Make rooms bigger, move walls, add a dual primary suite and more. That’s the fun of building a custom home! We also allow change orders but it should also conformed to building codes and restrictions. We also recommend that clients and customers should fix and focus to plans. Change orders can cause unanticipated extra cost and time, but we also respects customer preferences. Will You Help Me Through the Process? We’d love to! With nearly a score of custom homes building experience, many of them for customers who had never built a custom home before. Punchlisting is performed prior to turnover. This is a detail walk through and checks on all details and finishes. Rectification is also performed immediately. Turnover is done after the client/owner finally check every details on plans and contracts. And all items and details that needed rectification is perfectly done. Also, both owner and builder will review the Contracts and Plans and if all covenants and obligations were both addressed by both builder and owner then Builder will turnover the well-cleaned home with all the keys, and Warranty. Welcome to your New Home!! If I see items need to be repaired is it still covered? As we do punchlisting, some items are also not covered. If those items needs repair or rectification, builder will do . But if the damages are caused by your handling and usage, we will repair but we will charge you on that specific items. Please take note also on the coverage of warranty explained.
