Real Estate Basic Tips💡
Property ownership- refers to the legal right of a person or entity to possess, use, enjoy, sell, transfer, or otherwise dispose of a property, subject to the law.
In real estate, proof of ownership commonly includes:
1️⃣Transfer Certificate of Title (TCT) – primary evidence of registered ownership of titled land.
2️⃣Original Certificate of Title (OCT) – generally the first registered title issued for a property.
3️⃣Deed of Absolute Sale – evidence of a sale/transfer, but by itself does not replace registration of ownership.
4️⃣Tax Declaration – evidence of a person’s claim or possession for taxation purposes, but it is generally not conclusive proof of ownership.
5️⃣Certificate of Title / Registry records – important documents for verifying registered ownership.
Important:
Before buying property, ownership should be verified through proper due diligence, including checking the title, registered owner, liens/encumbrances, technical description, tax records, and relevant government records.
