Vista Residences builds The Loop with cutting-edge technology
Vista Residences, the vertical arm of the country’s largest homebuilder, Vista Land, uses the Building Information Modeling (BIM) in building its landmark condominium development in Cagayan de Oro City – The Loop.
BIM, the latest technology in the industry of Architecture, Engineering, and Construction (AEC), uses dynamic, three-dimensional software that creates an accurate virtual model of a building, allowing the developers to identify and address potential construction issues.
“BIM is considered as one of the most exciting developments in the industry, providing maximum efficiency in construction in first world countries such as the US, Singapore and Hong Kong. We’re very excited to use the technology in building The Loop,” said Architect Arthuro C. Secuya, Planning and Design Head of Vista Land.
The Loop is a 25-storey, two-tower development rising within the central business and commercial district in CDO. It is being built along Rosario Crescent in Limketkai Center, near to all the modern conveniences of urban living such as dining places, shopping,recreation and entertainment centers, and transport hubs.
Vista Land is the nation’s largest homebuilder and one of the very few real estate companies in the country to have invested in the BIM system that delivers cost-competent, better quality, and faster construction projects.
Architect Secuya said Vista Residences has almost perfected the BIM process for The Loop, having applied the technology to their other developments such as two of the towers of Northpoint in Davao City, namely Nottingham and Liverpool.
Vista Residences has also built The Loop three times on the BIM system using 3D isometric drawing aids that give the creators better visualization with detailed and efficient plans. The BIM process allows them to detect clashes in the design, enabling them to come up with resolutions and apply these on the virtual model.
“As it virtually constructs a building, BIM lets us see areas that need revision or improvement even before actual construction of The Loop. That’s a whole lot of efficiency and productivity, reducing or even eliminating expensive rework,” said Secuya.
The BIM system also gathers all information on the structure to allow for easier and faster coordination and trouble-shooting, increasing productivity in building design and construction. With this shared knowledge resource, information can be updated and shared among designers, engineers, and contractors.
“The BIM system has advantages not only for the developer and contractor, but especially for the unit owners who will live in a building that is almost one hundred percent error-free,” added Secuya.
One of the most significant benefits of the BIM system is optimizing building performance and sustainability. Engineers are able to evaluate the building’s carbon footprint and look at new, green technologies that can determine climate, solar, and wind effects on the building and potentially harness their positive impacts.
The result of such process is a sustainable structure that has the least impact to the environment. Overall, this intelligent process allows developers to construct a sustainable building faster and more economically, providing them a competitive edge against developers who do not use the BIM system.
“With only a few in the industry nationwide utilizing the BIM system, Vista Residences is ahead in creating cost-competent, better quality, and faster construction projects such as The Loop,” said Secuya.
