π‘ What Happens If Your Land Title Is Lost? What Should You Do?
Losing your Owner's Duplicate Certificate of Title does not mean you lose ownership of your property. Philippine law provides a legal process for obtaining a replacement title.
Here's what you should do:
1. Stay calm and verify that the title is truly lost. Check all possible places before declaring it lost.
2. Execute an Affidavit of Loss. This document states the circumstances of the loss and must be notarized.
3. Gather supporting documents. Prepare valid IDs, tax declarations, tax receipts, and other documents proving ownership.
4. File a Petition for the Issuance of a New Owner's Duplicate Certificate of Title.

File the petition with the Regional Trial Court (RTC) that has jurisdiction over the city or municipality where the property is located.
π€ Who can file the petition:
The registered owner of the property; or
A duly authorized representative with a Special Power of Attorney (SPA).
5. Wait for the court proceedings. The court may require publication, posting, and a hearing before granting the petition.
6. Receive your new Owner's Duplicate Certificate of Title. Once the court issues an order and the requirements are completed with the Registry of Deeds, a new owner's duplicate title will be issued.
