THINGS TO KNOW WHEN BUYING A HOUSE. 🏡🏠🏘

✅BUDGET - magkano ba kaya mong monthly? Kung magkano lang kaya mo doon ka magumpisa tumingin.

✅ LOCATION - consider mo parin budget mo. Kung mura lang siguradong malayo sa Downtown yan. 5 million na po up presyo sa Downtown.

✅ REQUIRED MONTHLY SALARY - Check mo na kaagad kung magkano sweldo mo kase doon lang magbabase kung magkano monthly pwede mo kunin! (pwede combined salary)

✅ MARITAL STATUS - laging tandaan ang legalities kapag kasal ka sa papel kahit na hiwalay kayo sa mata ng batas conjugal property pa din ang lahat ng pagmamay ari ninyo.

COMMON QUESTIONS:
1) Saan po ba may mura?
- Depende sa location mo gusto, basta ang tandaan mo, basta mura malayo na talaga sa Downtown.

2) May Rent To Own po ba kayo?
- wala naman talagang rent to own. Maglalabas ka rin ng pera sa Equity or Downpayment at yung remaining pwede na maloan sa Bank/pagibig at magmomonthly ka na lang sa Bank/pagibig kaya parang rent to own ang labas.

HIWALAY SA ASAWA, GUSTO BUMILI NG PROPERTY...

Question:

10 years na ako hiwalay sa husband ko. May 3 kami anak pero nasa akin lahat. Ang asawa ko ay may kinakasama na at meron na rin 2 anak. Ako po ay single pa rin at may magandang kita na ngayon dahil sa sariling pagsisikap. Gusto ko bumili ng mga properties tulad ng lupa at bahay para na rin sa mga anak ko. Ang worry ko, dahil hindi pa kami annulled ng husband ko, magiging part pa ng conjugal property ang mga mabibili kong properties na ayaw ko naman mangyari dahil para iyon sa mga anak ko. Ano po ba ang legal remedies para dito.

Answer:

Tama ka madam. Pag bumili ka ng mga properties habang di pa annulled ang kasal niyo, magiging part ito ng conjugal property. Ang gawin mo, bago ka bumili ng mga property, mag file ka muna ng Petition for Judicial Separation of Properties sa korte para ma dissolve ang Absolute Community Property niyo ng husband mo at maging Absolute Separation of Properties na kayo. Pag na grant na ng korte ang petition mo, pwede ka na mamili ng mga properties at iyon ay magiging exclusive na pag aari mo lamang. Salamat po.
