PAANO BA KUMUHA NG SARILING BAHAY BANGKO MAN OR PAG-IBIG?

Narito po mga Kasagutan:

☆PAGBABAYAD
- magkano ang kayang monthly amortization?
tingnan ang price ng bawat subdivision at kung saan pasok ang budget mo yun lang muna ang alamin mo.

☆LUGAR/LOKASYON
- Una sa lahat gaano kalapit sa workplace mo ang bahay na gusto mo. Kapag mura yan tiyak hindi malapit sa National Highway or kung Manila ka, mga ilang oras kaya ang magiging byahe mo?

☆NET DISPOSABLE INCOME/GROSS INCOME
- kapag tru PAGIBIG karamihan sa developer Net or Basic salary lang ang titingnan para makapasok ka sa monthly amortization nila example:

Salary per month 20k
20,000 × 35% (ito basehan ng pagibig) = 7,000
- Ibig sabihin hanggang 7k monthly amortization ang pwede sa sahod mo. Kapag hindi umabot dito sa 35% pwede kumuha ng CO-BORROWER. Kahit sino pwede kahit hindi kamag anak.

☆REQUIREMENTS:
- Lahat ng need ng developer bago mag reserve dapat ihanda mo na. Xerox copy man or original kailangan.
Dapat ideclare lahat ng impormasyon tungkol sa status mo lalo na kung ikaw ay married or separated/annuled kapag kukuha ka sa PAGIBIG or Bank. Dahil sila ay may inspection group para magcheck lahat sa background niyo, kung kayo ay ngdeclare na married as a member of PAGIBIG nasa system nila yan or kung bangko naman at may account sa kahit anung Bank at declared married kyo, malalaman nila yan.

☆EXISTING LOAN
- Hindi pwede kumuha ng bahay kung may hindi na settled na housing loan dati.
Pero kung may binabayaran pang housing loan sa ibang subdivision, ipaapprove muna kay PagIBIG kung maaari ka na makakuha ulit ng panibago base pa rin sa salary mo or income.

Kung may salary loan man sa pagibig, siguraduhin na matatapos yan bago pa man matapos din ang downpayment mo sa developer, dahil dapat clear ka bago ipasok ng developer ang loan documents mo sa PagIBIG.

☆AGE ng Principal Borrower or Co-Borrower
- Atleast 18 yrs old up to 60 yrs old.
paano malalaman kung pwede sa maximum term na 30yrs ?
if 40 kna eto term mo:

69-40 =29 yrs to pay kna lang.
70 is the maturity age of Pagibig less 1 yr of downpayment period (example only)
Dapat ang Co-borrower mo ay pasok din sa age ng term mo.

COMMON QUESTIONS:
1. Saan po ba may mura?
✔ Sa Bulacan, Cavite,Laguna Rizal atbp.

2. May Rent To Own po ba kayo?
✔ wala naman talagang rent to own. Maglalabas ka rin ng pera sa Equity or Downpayment at yung remaining pwede na maloan sa pagibig at magmomonthly ka nalang sa pagibig kaya parang rent to own ang labas.

3. May Lipat Agad po ba kayo?
✔ kung kaya mo magbayad ng cash maaring makalipat ka agad.
✔ kung installment hihintayin muna matapos ang downpayment. Pagbayad na tsaka palang mapaprocess sa pagibig na usually 3-6mos. (pwede mo bayaran ng cash ang downpayment para maprocess agad sa pagibig).

4. Kelan pwede makalipat?
✔ kung na release na ng pagibig ang loan mo.(meaning to say loan takeout kana kay pagibig approve kana)

5. Ano ang Pre-selling?
✔ ibig sabihin nito itatayo palang ang bahay mo usually 18-24mos construction sa mga affordable or low cost housing. Ang maganda nito mura pa ang price ng bahay kase wala pang development. Maari mo din bayaran pa ng installment ang Downpayment or Equity.

6. Ano ang Equity?
✔ ito ay same lang ng Downpayment at required mong bayaran bago pwede maloan sa pagibig.

How to Avail:

2. Choose a unit after tripping and pay the reservation fee

Initial Requirements:
-2 Valid ID(SSS, Company, TIN, Passport, PRC, etc.)
-One month latest payslip
3. Within 30days ready the requirements then after that the downpayment will start
4. Submit the remaining requirements within 30days from reservation.
5. after downpayment wait for BANK/PAGIBIG loan take out. Loan processing should be 3-6mos before the start of Monthly Amortization.
