KILALANIN MABUTI ANG IYONG HOUSING LOAN AMORTIZATION 💙 Pagibig fund

May mga ilan na ang pananaw sa housing loan amortization ay kada bayad mo nito, diretso itong nababawas sa iyong total loan. Halimbawa meron kang loan na 100,000 pesos at ang amortization mo ay 1,000 kada buwan. Marami ang pagkakaintindi ay kapag nakapagbayad ka ng 100 times ay bayad mo na ang buong loan. Pero hindi ganito ang konsepto ng isang amortization.

Gamitin nating halimbawa ang isang Housing Loan.

Loan Value = 635,000 (or mas kilala bilang Principal)
Interest Rate = 6.5% per annum
Amortization = 5,312.66
Term = 18 years

Ang amortization nya na 5,312.66 ay binubuo ng mga sumusunod na components: (ang pagkakasunod-sunod nito ay base sa order of priority ng dapat maunang mabayaran.)

1. MRI = 142.90 at Fire insurance = 75.10 (TOTAL = 218 pesos)

- Ang MRI (Mortgage Redemption Insurance) ay ang insurance premium na binabayaran para sa iyong buhay. Ang Fire premium naman ay insurance para sa sunog at iba pang kalamidad. Pareho itong FIX AMOUNT at pinaka una sa dapat mabayaran kada buwan. Mahalaga ito upang in case na may mangyari sa iyo or sa bahay, mababayaran ng insurance ang buong loan. Magkakaroon tayo ng separate post para madiscuss itong insurance.

2. Interest

- Ang interest ang binabayad natin kapalit ng ating pag-utang. Matagal ng konsepto ang interest sa utang. Dahil hindi natin kaya bumili ng bahay in cash, sumasang-ayon tayo na papahiramin tayo ng pera at ang kapalit ay magbabayad tayo ng interest. Ganito naman sa lahat ng loans mapa Salary loan sa SSS, credit cards, or kahit sa paluwagan ay ganyan ang konsepto ng interest.

Paano kinocompute ang interest:

Outstanding Principal for the month multiplied by Interest Rate, divided by 12 months.

Ibig sabihin ng formula, ang interest mo para sa buwan na ito ay nakadepende kung magkano nalang ang iyong outstanding principal. At dahil per annum ang interest, need mo lang bayaran ay pang-isang buwan, kaya siya divided by 12.

3. Principal

- Ito na ang pinakautang mo talaga. Kung ano ang matitira sa Amortization matapos ibawas ang insurance pati na rin ang interest, yung ang ipapasok sa Principal.

PENALTY - Ito ang tawag sa dagdag na babayaran sa iyong amortization kapag lumagpas ka na sa iyong due date. Penalty friendly ang Pag-IBIG Fund housing loans dahil ang penalty lang ay 0.0005% ng hindi mo nabayarang amount. Halimbawa ay hindi ka nakapagbayad ng amortization ngayong buwan, ang penalty mo everyday ay 2.66 pesos (based on sample 5,312.66 x 0.0005).

TAKE NOTE: Kapag nagkaroon ka ng penalty dahil sa delayed payment, ang magiging priority na mabayaran ng iyong amortization ay:

First = Insurance
Second = Penalty
Third = Interest
Fourth = Principal

SAMPLE ALLOCATION PARA SA UNANG AMORTIZATION (based sa example natin sa taas) :

👉🏻First Month (Outstanding Principal = 635,000)

MRI/FIRE = 218.00
Interest = 3,439.58 (principal x rate , all divided by 12)
Principal = 1,655.08 (i-minus sa outstanding principal)

👉🏻Second Month (Outstanding Principal = 633,344.92)

MRI/FIRE = 218.00
Interest = 3,430.62
Principal = 1,664.04

👉🏻Third Month (Outstanding Principal = 631,680.88)

MRI/FIRE = 218.00
Interest = 3,421.60
Principal = 1,673.06

👉🏻Fourth Month (Outstanding Principal = 630,007.82)

MRI/FIRE = 218.00
Interest = 3,412.54
Principal = 1,682.12

OUTSTANDING PRINCIPAL = 628,325.70

FUN TIPS 🧠

- Kung mapapansin, habang nagbabayad tayo ng amortization, kada buwan ay lumiliit ang napupunta sa interest at lumalaki naman ang sa Principal. Ito ay dahil sa tinatawag na Diminishing Balance kung saan nakadepende ang iyong interest sa laki ng iyong Principal.

- Pwede ba magbayad sa Principal ng diretso?
PWEDENG PWEDE!! isa ito sa pinakamagandang features ng housing loan ni Pag-IBIG na sa ibang mga bangko ay merong kapalit na fee kapag ikaw ay magbabayad directly sa principal.

Una, kailangan ay advance ng isang buwan ang bayad mong amortization. Sasabihin mo sa frontline desk ni Pag-IBIG na magbabayad ka directly to Principal. Bibigyan ka ng order form na nakalagay APPLY TO PRINCIPAL at saka ka magbabayad sa cashier.

Kailangan ay sa Pag-IBIG mismo magbayad dahil naka specify dapat na Apply to Principal. Walang ganitong features sa bayad center, gcash or iba pang payment facility. Ang default na bayad ay palaging maaapply as amortization. Ang sobra din na bayad sa monthly amortization ay mapupunta para sa susunod na buwan at hindi sa principal.

Kailangan din ay bayad mo na ang iyong Unpaid Amortization from Bayanihan 1 and 2 bago mag-apply to Principal.

- Kung magbabayad directly to Principal, kailangan ay bayad muna ang monthly amortization. Hindi maaari kapag may past due.

- Gamit ang sample sa taas, kung magbabayad ka sa principal ng 100,000 kada may Christmas bonus ka, matatapos mo na ang loan within 5 years dahil 635,000 lang ang Principal.

- 30 YEARS TERM KO, MAS MAGANDA BA NA PAIKLIAN PARA HINDI AKO MALUGI SA INTEREST?

Mas maganda ang 30yrs.
