Tips for Returning a Security Deposit in a Rental Property:

1️⃣ Check the contract first
👉 It should clearly state how many days before the deposit is returned (usually 30–60 days).
This is not an instant refund.

2️⃣ All payments must be up to date
✔️ No unpaid rent
✔️ Water, electricity, and internet bills are fully paid
👉 Any unpaid balance will be deducted from the deposit.

3️⃣ Damage matters
🔴 Damage includes: broken items, damaged doors, holes in the wall
👉 Any damage = deduction from the deposit.

4️⃣ The inventory list is the basis
📋 Whatever was received in good condition
📋 Must be returned in good condition as well
No inventory list? That’s where problems usually start. Always have a list or inventory of the furnishings.

5️⃣ The landlord has the right to make deductions
💡 For:
• Repairs
• Cleaning
• Unpaid bills
❌ But deductions must not be random — there should be receipts or a clear breakdown.

6️⃣ Do not abuse the deposit
🚫 It is not a “bonus” for the landlord
🚫 Deductions must always be explained
👉 Transparency = respect.

7️⃣ Provide a breakdown of deductions
🧾 Even a simple one is fine:
• Repair: ₱___
• Cleaning: ₱___
• Remaining refund: ₱___

8️⃣ If the tenant is fair, the landlord should be fair too

✅ Protection Against Property Damage
Security deposits cover:
• Damage to walls, doors, tiles, and windows
• Broken appliances and fixtures
• Excessive dirt or deep cleaning
👉 One month is often not enough to cover real repair costs.

✅ Protection Against Sudden Move-Outs
Some tenants:
• Leave without notice
• Leave damages behind
• Have unpaid utility bills
👉 A 2-month deposit helps protect landlords from possible losses.

✅ It’s Legal
There is no law in the Philippines that prohibits a 2-month security deposit—
✔️ as long as it’s clearly written in the contract
✔️ and clearly stated as security deposit, not advance rent.

✅ It’s NOT Landlord Income

🧹 Security Deposit & Cleaning: What Tenants Should Know

1️⃣ Tenants must return the unit in good condition
If the unit is left dirty—smelly, with grease stains, mold, or trash—cleaning costs are unavoidable.

2️⃣ Professional cleaning is NOT free
Cleaning requires paid labor, time, equipment, and sometimes chemicals.
Landlords should not pay for messes they didn’t create.

3️⃣ Units must be ready for the next tenant
No one wants to rent a dirty space.
Security deposits are used to restore the unit to a rentable condition.

4️⃣ This is standard practice
Whether condo, apartment, or boarding house:
👉 Cleaning, damages, and unpaid bills are deductible from the security deposit.

5️⃣ Clean unit = full refund
• Left clean → full refund (minus valid deductions)
• Left dirty → cleaning charge applies

This isn’t taking advantage of tenants—it’s a fair and standard policy that protects landlords and ensures a clean home for the next occupant.
