What is Reservation Fee (RF)?

Maona ang required amount nga imong ibayad directly sa developer para magpamatuod nga seryoso kang mamalitay og haron dili na ihatag sa laing interested buyer ang imong nagustohan nga subdivision/condo spot. Refundable? No. Kumbaga mura nig security deposit fees on both ends.😁

Ex.
RF = ₱30,000

What is equity (E)?

Normally, 20% na siya sa Total Contract Price (TCP) sa property.

Ex.
New house and lot TCP = ₱5Million.
₱5Million * 20% = ₱1Million
₱1Million is the equity.

What is the Equity for?
Mao na ang amount bayaran isip downpayment ngadto sa developer samtang gi construct ang imong balay.

What is Equity Term?
Mao na siya ang Number of Months nga magbayad ka directly sa developer sa amount sa equity and at the same time mao ni ang Number of Months nga kinahanglan mahuman ni Developer pagpatukod ang imong nindot nga balay.

Equity Term = 36 (months)

What is Monthly Amortization?
Mao ni ang imong binuwan nga bayranan ngadto sa developer depende sa TCP, RF, equity, og equity term.

Ex.
TCP = ₱5Million
Reservation Fee = ₱30,000
Equity: ₱1Million
Equity Term = 36
So,
₱1Million (E) - ₱30,000 (RF) = ₱970,000
₱970,000 / 36 (ET) = ₱26,944.44 (mo. a.)

Sa ato pa sulod sa 36 months, maghulog ka og
₱26,944.44 monthly amortization directly sa bank account sa Developer.

What happens next?
Ighuman nimog bayad sa full amount sa E, adto na dayon ka magbayad sa Bank or Pag-ibig sa remaining ₱4Million (80%) nga kuwang kung diin nimo gi loan nang kwartaha.

WHAT WILL HAPPEN TO A CONDOMINIUM INVESTMENT AFTER 50 yrs ?

This is one of the most common concerns raised by condominium buyers. And it is a very relevant question to ask especially since we are talking about millions of money here.

In the Philippines, there is a law that protects the interest of the unit owners in a condominium project. This is the Republic Act 4726 or The Condominium Act of the Philippines which was mandated on June 18, 1966.

It’s not like you will buy a condominium property and then after 50 years, your investment will be gone, just like that. When a condominium project is fully turned over to the unit owners, it becomes just like a corporation, and you are one of the owners of that corporation if you have a unit there.

So it follows that you will have a “say” in the decision making as to what to do with the whole building, and if it has been decided that the property is going to be sold or demolished so that a new property will be developed on the area, you will get your appropriate share of the proceeds of the sale.

Just like any investment, your condominium property can last, can be profitable and can be passed on to your heir(s).
