Liability for property damage caused by an earthquake in a condominium depends on who owns what and what’s stated in the condo’s governing documents and insurance policies.

Here’s a simple breakdown for you 👇

🏢 1. Condominium Building (Common Areas)
These include:
• Building structure (columns, beams, exterior walls)
• Roof, lobby, hallways, elevators, parking areas, etc.
✅ Liable party:
Condo Corporation / Homeowners Association (HOA) — they’re responsible for maintaining and repairing the common areas of the building.
🔸 If the building is insured, the master insurance policy should cover earthquake-related structural damage (if earthquake coverage is included).

🚪 2. Individual Condo Unit (Interior Areas)
These include:
• Your walls, ceilings, flooring, built-in furniture
• Appliances, personal belongings, etc.
✅ Liable party:
The unit owner is responsible for damages inside their unit.
