In the Philippines, earthquakes, typhoons, and floods are natural occurrences that can cause serious property damage. One of the most common questions from real estate buyers โ€” especially those purchasing preselling or newly built homes โ€” is:

โ€œIf the house or condo is damaged by a natural disaster, who is responsible for the repair โ€” the buyer or the developer?โ€

The liability depends on when the damage happens โ€” before or after turnover.

Before Turnover:
The developer or seller bears responsibility for any loss or damage to the unit. The buyer has not yet taken ownership or control, so all risks remain with the developer.

After Turnover or Acceptance:
Once the buyer has formally accepted the property (through turnover documents or occupancy), the buyer becomes responsible for any future damages โ€” including those caused by natural disasters or accidents.

A few years ago, a couple finally took a big stepโ€”they bought their first home through a Pag-IBIG housing loan.

But just a few months into their monthly payments, something felt off.

They assumed a large part of it was going toward the loan principal. But hereโ€™s the actual breakdown:

โ‚ฑ235.80 โ€“ Fire Insurance

โ‚ฑ360.00 โ€“ MRI (Mortgage Redemption Insurance)

Out of nearly โ‚ฑ15,000, only around โ‚ฑ2,000+ actually reduced the loan balance.
The rest? It went to interest, insurance, and fees.

Hereโ€™s how:

Loan Amount: โ‚ฑ2.5M

Interest Rate: 5.75% annually

Divided by 12 months

๐Ÿ‘‰ โ‚ฑ2,500,000 ร— 5.75% รท 12 = โ‚ฑ11,979.17 Monthly Interest

No wonder it was taking forever to lower the loan balance.

But hereโ€™s the good news: thereโ€™s a smarter way to pay.

โœ… PAY TOWARD THE PRINCIPAL, NOT JUST THE MONTHLY DUE

Got extra cash? Instead of upgrading to a new phone, go to a Pag-IBIG branch and say:

๐Ÿ‘‰ โ€œDirect to Principal Payment po.โ€

Example:

Monthly due: โ‚ฑ14,930.21

Paid: โ‚ฑ50,000

โ‚ฑ14,930.21 = regular monthly payment

โ‚ฑ35,069.79 = goes directly to the principal

This reduces the outstanding loan, which means lower interest next monthโ€”and faster loan completion.

If you pay โ‚ฑ50,000 at a Bayad Center or similar, itโ€™ll just be treated as advance payments for future months.
It wonโ€™t go to the principal.

So yes, you're aheadโ€”but your loan wonโ€™t shrink any faster.
