Are WE ready for the BIG ONE?πŸ€”πŸ˜₯
In light of the several earthquakes that have struck the Philippines - most recently in December 2019, wherein the epicenter was near the town of Magsaysay, Davao del Sur and which registered a 6.9 magnitude in the Richter scale which claimed the life of a 6-year old girl a wall collapsed on her during the powerful quake.
The question everyone has in their subconsciousness is are WE ready for the BIG ONE?
THE BIG ONE
The West Valley Fault had its last major movement on August 20, 1658, at about 5 PM - which destroyed the monastery of Santa Clara and did great damage to the churches and monasteries of the Dominicans and Recollects.
Study for Earthquake Impact Reduction for Metropolitan Manila in the Republic of the Philippines (MMEIRS)
In 2004, the Metropolitan Manila Development Authority (MMDA), Philippine Institute of Volcanology and Seismology (PHIVOLCS) and Japan International Cooperation Agency (JICA) conducted a joint study to formulate a master plan for earthquake impact reduction for Metropolitan Manila in the Republic of the Philippines.
Assumptions of the study
Based on the damage estimation by MMEIRS Study of the potential rupture of West Valley Fault, approximately 40% of the total number of residential buildings within Metropolitan Manila will collapse or be affected.
This building collapse directly affects large numbers of people, since it is estimated to cause 34,000 deaths and 114,000 injuries.
Moreover, additional 18,000 deaths are anticipated by the fire spreading after the earthquake event
This human loss, together with properties and economic losses of Metropolitan Manila will be a national crisis.
Let's all pray that this won't happen and if ever, we are prepared to face the challenge

True or False: Condominium project will be demolished after 50 years? πŸ€”πŸ§
We have encountered many individuals who are skeptical about investing in a condominium unit due to one specific reason - they had a perception that the condominium project will be demolished after 50 years or so.
Based on our research, for a condominium project to be demolished after 50 years, it has to satisfy the following elements according to the Condominium Act (Republic Act 4726):
1) That the project has been in existence for more than 50 years
2) That it is obsolete and uneconomic
3) That the condominium owners holding in aggregate more than 50% interest in the common areas are opposed to repair or restoration or modeling or modernizing of the project
So there you go, we have just debunked this misconception that is circulating in the Real Estate industry.
