🚨 BEFORE YOU PAY ₱1 — DO THESE 5 CHECKS FIRST 🚨
Many buyers don’t lose money because they are careless.
They lose money because they don’t know WHAT to check.
Property scams succeed when buyers: ❌ Rush
❌ Trust words instead of documents
❌ Skip due diligence
Let’s fix that.
🔍 THE 5-STEP BUYER DUE DILIGENCE CHECKLIST
✅ STEP 1: VERIFY THE TITLE
✔ Get a Certified True Copy (CTC) from the Registry of Deeds
✔ Check owner’s name, encumbrances, adverse claims, court cases
📌 No CTC = No proof
✅ STEP 2: CONFIRM SELLER’S AUTHORITY
✔ Seller’s name must match the title
✔ If representative — require valid SPA
✔ Beware of “trusted agents” with no authority
📌 Many scams start with fake sellers
✅ STEP 3: CHECK SUPPORTING DOCUMENTS
✔ Latest Tax Declaration
✔ Updated Real Property Tax receipts
✔ Marriage / inheritance documents if applicable
📌 Inconsistent documents = RED FLAG
✅ STEP 4: VALIDATE THE ACTUAL PROPERTY
✔ Visit the site
✔ Match boundaries with the title
✔ Check for occupants, disputes, or overlaps
📌 Paper must match reality
✅ STEP 5: SECURE PAYMENT & CLOSING
✔ Avoid rushed or cash-only deals
✔ Use escrow or lawyer-supervised closing
✔ Release payment only after verification
📌 Never pay based on promises
