Liloan, Cebu โ One Tectona has officially received accreditation from the Philippine Retirement Authority (PRA), positioning the development as a government-vetted option for foreign retirees, returning Balikbayans, and property investors eyeing the Philippine market.
The accreditation allows holders of the Special Resident Retiree's Visa (SRRV) to convert their required PRA deposit , typically $10,000 to $20,000 or more, directly into the purchase of a One Tectona unit, rather than leaving the funds parked in a low-interest bank account. The move effectively turns a visa requirement into a real estate investment.
Beyond the financial incentive, PRA accreditation requires developments to pass government audits covering safety standards, accessibility, emergency protocols, and active-living facilities, an independent seal of approval that carries particular weight with overseas buyers unable to inspect the property in person.
One Tectona's accredited amenities include barrier-free architecture, wellness and clinic support, and active-lifestyle features such as golf privileges, a gym, trails, and a pool, hallmarks the PRA requires of certified retirement-ready communities.
The PRA also markets its accredited developments directly to foreign retirees across Japan, Korea, Taiwan, North America, and Europe, giving One Tectona access to a built-in pipeline of long-staying tenants, a detail expected to appeal to investors focused on rental yield as much as to retirees seeking a home.
With the accreditation now secured, One Tectona joins a small tier of Philippine developments officially recognized as retirement-ready under PRA standards.
