You found a great property, but the actual owner is working in another country. Their relative tells you, "Ako na ang bahala sa pirmahan, I have the SPA anyway."

📍 THE RISK OF A FAKE SPA:
If that SPA is fake, expired, or not properly "Consularized," the entire sale can be declared null and void later on. You could end up losing your money to a relative who wasn't actually authorized to sell the property.

📍 THE "APOSTILLE" REQUIREMENT:
If the owner is outside the Philippines, a simple notarized paper is NOT enough. The SPA must be "Apostillized" or "Consularized" by the Philippine Embassy or Consulate in the country where the owner is located. This is the only way to prove that the owner actually signed the document.

📍 WHAT TO CHECK:
Always check the scope of the SPA. Does it specifically say they are authorized to SELL the property and RECEIVE payments? Some SPAs are only for "administration" (maintenance), but not for selling.

Don't just accept a photocopy of the SPA. Demand to see the original with the official "Gold Seal" or Apostille certificate. Before you release any big payments, try to have a video call with the actual owner to confirm that they are indeed selling the property. 🏛️🔎
