During the preselling stage, since the project is under construction or not completely livable yet, developers usually gives the buyers a lower introductory price, great deals and discounts during this stage. And as the project gets completed, the selling price appreciates. Developers can also give longer payment terms so it would not be difficult for them to pay for their desired unit or lot. In addition, they also offer in-house financing which is easier to process compared to bank financing or applying through the PAGIBIG/HDMF fund.

Availability of lots or unit location within the development is one of the main reasons why buyers prefer preselling properties. This way, they can choose specific lots near the amenity area or one facing morning sun as a belief of bringing good luck and attract positive vibes for the family. Whether you are a buyer or a seller of a real estate property, you should always be mindful of the word โ€œClean Titleโ€.

You can only say it is "clean",

๐Ÿ“ŽWhen, the owner/owners appears in the title of the property is/are still ALIVE & CAN SIGN documents.

๐Ÿ“Ž When, NO disputes and mortgages attached in the title. Take note that, not all encumbrances are printed in the original title itself. Thus, it is very important to request for the LATEST Certified True Copy of the title from the Registry of Deeds.

๐Ÿ“Ž When, ALL real estate taxes are paid on time. That's why we should always request for the latest real estate tax clearance from the Assessors Office.

NOTE: If the owners are married (on or after 1987) The property is considered conjugal even if only one property owner is in the title. Both should sign on the Deed of Sale. But if the property owner dies, the heirs should file and pay estate tax of all the properties.

Therefore, when property Estate Taxes are not yet paid, the property cannot be called โ€œCleanโ€.

Real Estate/Property Tax (Amilyar) paid annually is different from the Estate Tax (BIR- FORM 1801) You only pay Estate Tax if the owner/owners in the title passed away. (Ofcourse, there are penalties for late filing.)

Estate Tax Clearance is NON-NEGOTIABLE. It should be file and must be paid whether we like it or not.

Always remember to "DO IT the RIGHT WAY". Because God is watching us from above. ๐Ÿ™
