Many buyers think the total selling price is all they need to pay — but hidden fees can sneak in if you’re not aware.

Red Flag
1. “Processing Fees” With No Breakdown
Some agents add vague “processing fees” for paperwork that should normally be handled by the developer or seller. If they can’t clearly explain what the fee covers, that’s a red flag.

2. Overpriced Documentation or Notarial Fees
Documentation, notarization, and contract printing have standard rates. However, some agents inflate these amounts and pocket the difference. Always verify the actual cost with the developer or a trusted lawyer.

3. Extra Reservation or Holding Fees
Legitimate reservation fees come from the developer and are officially receipted. Be careful with agents asking for “additional” reservation payments or unofficial holding fees — these are often unnecessary or unofficial.

4. Referral or “Finder’s Fees” Charged to the Buyer
Some agents try to pass their referral commission to the buyer by adding a side fee. In reality, commissions should be paid by the developer or the seller — not you.

5. Add-Ons for Viewing, Site Tours, or Paper Handling
A few agents ask for transportation fees, site tour payments, or document-handling charges. These should never be billed to the buyer unless you requested a special service outside the normal process.

The Ultimate Proof of Ownership:
Your Certificate of Title

The single most important document you must possess as a real estate owner in the Philippines is the Certificate of Title. This legal document, issued by the Registry of Deeds, is the definitive proof that you are the sole, registered owner of the property under the Torrens system.

If you own a house and lot or raw land, your title is a Transfer Certificate of Title (TCT).

If you own a condominium unit, your title is a Condominium Certificate of Title (CCT).

It is crucial to keep the original Owner's Duplicate Copy of this document in a safe place, as it is required for any future transaction, such as selling or mortgaging the property.

💰 Documents for Taxes and Valuation
In addition to your title, you must have documents that prove you are responsible for the property's taxes. These are issued by your local City or Municipal government.

The Tax Declaration (TD) is used to record the assessed value of your land and any structures (improvements) on it. This value is used to compute your annual real estate tax.

You must also keep your Real Property Tax (RPT) Receipts to prove that you have paid your annual taxes (Amilyar) up to date. Having a Tax Clearance is also necessary when you sell the property to show you have no unpaid tax obligations.

📝 Documents to Prove the Transfer
Finally, when ownership is transferred, key documents are generated to record the transaction and satisfy tax requirements.

The Deed of Absolute Sale (DOAS) is the contract that legally transfers the property from the seller to you.

The Certificate Authorizing Registration (CAR) from the Bureau of Internal Revenue (BIR) proves that all national taxes (like Capital Gains Tax and Documentary Stamp Tax) related to the sale have been paid. Without the CAR, the Registry of Deeds cannot issue the new TCT or CCT in your name.
