🏠 Paano Kung Mamatay ang Buyer Habang May Ongoing Home Loan?
(The Real Process Nobody Clearly Explains)

Ito ang tanong na bihirang pag-usapan, pero sobrang importante—lalo na kung may Pag-IBIG, bank, o in-house housing loan.

Marami ang naniniwala na:

“Pag namatay ang borrower, automatic bayad na ang bahay.”

⚠️ Hindi po ganun kasimple ang totoong proseso.

Let’s explain this clearly and realistically.

1️⃣ Unang Tanong: INSURED BA ANG LOAN?

Kapag kumuha ka ng housing loan, kadalasan may kasamang insurance:

✔ MRI (Mortgage Redemption Insurance) – para sa Pag-IBIG at bank loans
✔ SRI (Sales Redemption Insurance) – para sa in-house/developer financing

👉 Purpose: Bayaran ang remaining loan kapag namatay ang borrower
❗ Pero take note: Hindi lahat ng kaso ay automatically approved.

2️⃣ Ano ang Mangyayari Pagkatapos Mamatay ang Borrower?

Ang pamilya ay kailangang AGAD mag-inform sa:

• Pag-IBIG Fund / Bank
• Developer
• Insurance provider

📄 Kailangan magsumite ng:

Death Certificate

Insurance claim forms

3️⃣ Kapag APPROVED ang Insurance Claim
