Lets learn some real estate terms that others might get confused of:

🤜Ready For Occupancy(RFO) - the property/unit is already livable thus, the buyer needs to pay a spot cash down payment (mostly 10% - 20% of the total contract price) so he/she can move in, considering the bank loan has been approved and ready for loan take out.
🤜Preselling - the property is not yet built, or the construction has just been started, thus the buyer only needs to pay the monthly equity (down payment which is divided into months, mostly equivalent to the turn over date of the property). Preselling is much cheaper than RFO.
🤜Assumed property, equity period - the owner is still paying the monthly equity, thus the new buyer needs to pay spot cash called assumed price to the owner then the new owner will continue paying the remaining equity and and the loanable amount either to the bank or PAGIBIG.
🤜Assumed property, Bank loan period - the owner has paid the down payment in full, and started paying the monthly amortization, thus the new buyer needs to pay spot cash called assumed price to the owner( total of all payments the owner made + possible ROI) then the new owner will continue paying the remaining loanable amount either to the bank or PAGIBIG.
🤜TRANSFER CHARGES - amount the buyer would pay for the processing of condo/lot title before the turn over of his/her unit.

💡WHAT IS A MOVE-IN FEE?

Move-In Fees is an amount paid by the homebuyer to the property developer before the property is officially turned over to him/her.

These are the necessary fees to be paid before dwelling in a unit which might includes the following:

📌Water Connection – if the subdivision/project have their own water system, or they have a preferred provider. They have special negotiations with the company to set it all up for their clients. The homeowner will just have to pay for the fees.

📌Electrical Connection – just like water, electrical connections are usually pre-arranged by the developer. The moment the client applies for the connection it will be like a switch on service to activate it for the homeowners. The posts where the connections be activated are already pre-installed for convenience and easy activation.

📌Association Dues – This is usually a joining fee or advance payment of the monthly/quarterly or annual association fees if you are a homeowner in a subdivision, compound, apartment or condominiums. In condominiums it is called condo dues. It covers the amenity maintenance fees, security fees for the guards and other subdivision maintenance fees. This fee is agreed upon the existing homeowners of the subdivision or community. For new subdivisions or condominiums, association dues or condo dues will be discussed through a general assembly meeting of the homeowners and will be agreed upon through plebiscite.

SAGOT: Pagkumuha ka ng bahay under PAGIBIG O BANK FINANCING hindi buong prize ng property ang ipapautang sa inyo. Usually 80-90% ang ipapahiram, ang remaining 10-20% na value ng bahay ay magiging DOWNPAYMENT/EQUITY, ito ay proteksyon sa PAGIBIG/BANK na ikaw ay desidido sa pagbabayad at proteksyon din sa inyong BORROWER na hindi ka pwedeng basta basta paalisin ng walang dahilan dahil meron kang 10-20% OWNERSHIP sa BAHAY😊💡

Kaya mga Kabarangay wag po matatakot sa DOWNPAYMENT/EQUITY, kasangga nyo po sya sa pagkamit ng inyong pangarap na tahanan
