LOOK | AYALA GROUP REVEALS DAVAO'S 2ND AYALA MALLS AT AZUELA COVE

Lanang District is entering a new phase as Ayala Land prepares to build Ayala Malls at Azuela Cove within the 25-hectare waterfront estate, marking the company’s second major mall development in the city alongside Abreeza. Since its launch in 2017, Azuela Cove has grown into one of Davao’s leading seaside lifestyle destinations, known for its promenade, wellness events, and the outdoor retail environment of Azuela High Street. The estate’s mix of restaurants, parks and fitness areas continues to draw strong foot traffic from residents and visitors who frequent its sunrise yoga sessions, community gatherings and daily recreation spaces.

Ayala Land and the Alcantara Group are moving forward with plans for the future mall as demand increases for accessible public spaces and integrated retail communities. The upcoming three-level development will connect seamlessly with Azuela High Street and enhance the estate’s growing dining and shopping offerings. It is designed to complement the coastal setting and support Azuela Cove’s vision of a walkable district where recreation, retail and daily living come together.

Set along the Davao Gulf, the planned mall features a modern and streamlined architectural form that reflects its waterfront location. The structure is composed of clean horizontal volumes and wide glass openings that frame outdoor views and bring natural light into the interior spaces. Its soft beige exterior creates a warm and contemporary look that complements the estate’s open spaces and greenery. Landscaped edges and outdoor terraces help connect the building to the sea breeze and promenade, reinforcing Azuela Cove’s vision for a retail district that blends indoor activity with fresh air and coastal scenery.

The project follows the continued performance of Ayala Malls Abreeza, the developer’s first mall in Davao City, which remains a central shopping and lifestyle destination since opening in 2011. Together, Abreeza and the planned Azuela Cove mall reflect Ayala’s long-term confidence in Davao’s retail market and the city’s rising demand for contemporary, people-centered environments. As Azuela Cove advances its next chapter, the district reinforces its identity as a leading coastal hub where open spaces, community activity and future retail experiences shape a vibrant urban destination along the Davao Gulf.

LOOK | ₱500 Million Convention Center Planned in Maa, Davao City, to Rival SMX

A local developer is moving forward with plans to build a ₱500 million convention center in Maa, Davao City. The project is expected to become one of the largest event venues in the area once completed. It is also positioned to serve as a strong competitor to the SMX Convention Center.

Christian Cambaya of the Davao City Investment Promotion Center (DCIPC) said the developer is now completing all the necessary permits. He shared this update during the Business Insights Forum at NCCC Victoria Plaza on Friday, Nov. 21. Cambaya noted that the city has seen continued interest from major investors.

The new convention center is planned to be larger than the current SMX Convention Center and will include several commercial spaces. This development comes at a time when SMX Convention Center and SM Lanang are also preparing for expansion. These projects reflect the growing demand for event facilities and commercial activity in Davao City.

Cambaya explained that the investor chose Davao City due to its stable peace and order situation. He also highlighted the availability of sufficient and affordable electricity as another major factor. These conditions continue to make the city an attractive destination for large-scale developments.

This prestigious ranking highlights the city’s exceptional performance in key areas such as safety, quality of life, affordability, and tourist experience.

According to the WTI report, Davao City earned an impressive overall score, placing it at the top of the national list. 🔥 𝐇𝐢𝐠𝐡-𝐑𝐢𝐬𝐞 𝐅𝐢𝐫𝐞 𝐢𝐧 𝐇𝐨𝐧𝐠 𝐊𝐨𝐧𝐠: 𝐖𝐡𝐚𝐭 𝐈𝐭 𝐌𝐞𝐚𝐧𝐬 𝐟𝐨𝐫 𝐂𝐨𝐧𝐝𝐨 𝐎𝐰𝐧𝐞𝐫𝐬 𝐢𝐧 𝐭𝐡𝐞 𝐏𝐡𝐢𝐥𝐢𝐩𝐩𝐢𝐧𝐞𝐬

Seeing a massive fire like the one in Hong Kong can shake anyone — especially here in Cebu where we just had earthquake and a strong typhoon. But before we assume the same risks apply to us, it’s important to understand how the Philippines protects condominium owners under our laws, building standards, and insurance requirements.

Here’s the part most people don’t know:

👉 The fire happened at Wang F*k Court in Hong Kong’s Tai Po district. The fire started from external scaffolding and renovation netting wrapping the buildings — materials that reportedly didn’t meet fire-resistance standards.

👉 In short: this was a renovation-site disaster — not a failure of a fully completed, occupied, and BFP-inspected high-rise. Completed Philippine condominiums operate under very different rules and safety systems.

Let’s break it down clearly and in the Philippine context.

🇵🇭 𝟏. 𝐀𝐫𝐞 𝐏𝐡𝐢𝐥𝐢𝐩𝐩𝐢𝐧𝐞 𝐜𝐨𝐧𝐝𝐨𝐬 𝐢𝐧𝐬𝐮𝐫𝐞𝐝 𝐢𝐟 𝐚 𝐟𝐢𝐫𝐞 𝐡𝐚𝐩𝐩𝐞𝐧𝐬? 𝐘𝐄𝐒.
Under Republic Act 4726 — The Condominium Act, every condominium corporation is required to maintain fire and hazard insurance for the whole building. This is included in your monthly association dues.

In short: even if a fire damages the building, owners are financially protected because the structure is insured.

🏠 𝟐. 𝐖𝐡𝐚𝐭 𝐚𝐛𝐨𝐮𝐭 𝐭𝐡𝐞 𝐢𝐧𝐭𝐞𝐫𝐢𝐨𝐫 𝐨𝐟 𝐦𝐲 𝐮𝐧𝐢𝐭? 𝐈𝐬 𝐢𝐭 𝐜𝐨𝐯𝐞𝐫𝐞𝐝?
Banks and developers strongly encourage — and often require — buyers to get their own unit-level fire insurance.

For only around ₱1,000–₱2,000 per year, your unit is protected.

🏗️ 𝟑. 𝐈𝐟 𝐭𝐡𝐞 𝐞𝐧𝐭𝐢𝐫𝐞 𝐛𝐮𝐢𝐥𝐝𝐢𝐧𝐠 𝐛𝐮𝐫𝐧𝐬 𝐝𝐨𝐰𝐧, 𝐰𝐡𝐚𝐭 𝐡𝐚𝐩𝐩𝐞𝐧𝐬 𝐭𝐨 𝐮𝐬 𝐨𝐰𝐧𝐞𝐫𝐬?
Under Philippine law (RA 4726, Sections 8–9), if the building becomes totally unusable:

✔️ Insurance money will be used to rebuild the condominium OR
✔️ Owners may vote to discontinue the building

If this happens, the land is sold and proceeds are distributed to unit owners based on their ownership interest. Either way, you don’t lose everything — the law guarantees a financial remedy.

🔥 𝟒. 𝐀𝐫𝐞 𝐏𝐡𝐢𝐥𝐢𝐩𝐩𝐢𝐧𝐞 𝐜𝐨𝐧𝐝𝐨𝐬 𝐝𝐞𝐬𝐢𝐠𝐧𝐞𝐝 𝐭𝐨 𝐫𝐞𝐬𝐢𝐬𝐭 𝐟𝐢𝐫𝐞? 𝐘𝐄𝐒 — this is required by law under The Philippine Fire Code (RA 9514) and the National Building Code (PD 1096)

This is why fires in completed condominiums in the Philippines are rare, localized, and quickly contained.

𝟓. 𝐖𝐡𝐚𝐭 𝐬𝐡𝐨𝐮𝐥𝐝 𝐚 𝐫𝐞𝐬𝐩𝐨𝐧𝐬𝐢𝐛𝐥𝐞 𝐮𝐧𝐢𝐭 𝐨𝐰𝐧𝐞𝐫 𝐝𝐨?

✔️ Check that your building has a valid FSIC
✔️ Confirm your unit’s fire insurance is updated
✔️ Know your fire exits and evacuation plan
✔️ Avoid electrical overloads

'BUCANA BRIDGE' 99.2% COMPLETE

Construction of the Davao River Bridge (Bucana Bridge), connecting eastern and western coastal areas of Davao City, is now 99.2 percent complete.

The Department of Public Works and Highways (DPWH) Senior Undersecretary Emil Sadain said remaining works, including pavement markings, sidewalks, fencing, and electrical installations, are expected to finish by the end of November. The bridge is expected to ease traffic and improve connectivity.

Funded by China’s ODA, the ₱3.1 billion four-lane six-span extradosed bridge stretches 480.2 meters, with 1,340 meters of approach roads. Opening is expected after DPWH finishes the asphalt road to Quezon Boulevard, the main access to the bridge, by December.

LOOK | 500 VinFast Green GSM E-Taxis Arrive at Davao Port

About 500 electric taxis from Green GSM, powered by Vietnam’s VinFast, have arrived at Davao Port. The large shipment marks another milestone in Davao City’s continuing drive toward modern and sustainable transportation. It also reflects the growing confidence of investors and transport innovators in the city’s readiness to adopt clean energy solutions.

While the official launch details have yet to be announced, the e-taxis are expected to feature long-range batteries, fast charging, and quiet, zero-emission performance. VinFast’s compact electric models, similar to the VF 5 and VF 6 series, can travel up to 380 kilometers per charge. These vehicles are designed to deliver efficiency, comfort, and reliability for both drivers and passengers.

This development follows the launch of Maligaya E-Taxis in September, which introduced Davaoeños to the city’s first electric taxi fleet. Although only a few units have been deployed so far, the project has drawn strong public interest and support. It has also laid the groundwork for a broader shift toward cleaner and more innovative transport systems in the city.

With the arrival of the Green GSM fleet, Davao continues to lead Mindanao in adopting sustainable and future-ready mobility. The growing presence of electric taxis could enhance passenger experience and help reduce traffic-related emissions. It also aligns with Davao City’s long-term goal of building a modern, inclusive, and eco-friendly public transport network that reflects its vision as the Crown Jewel of Mindanao.
