📌 YOU ARE A CO-OWNER OF THE LAND
When you purchase a condominium unit, you aren't just buying the air space of your specific room. You are automatically becoming a shareholder in the Condominium Corporation. This corporation owns the most valuable asset of all—the actual land where the building stands. Since land in prime locations continuously appreciates, your shared stake in that land grows over time.
📌 WHAT ACTUALLY HAPPENS AFTER 50 YEARS?
The 50-year mark mentioned in property discussions is simply a legal checkpoint where a building might require a major structural assessment. It does not mean automatic demolition. If the building is well-maintained and structurally sound, life goes on. If it eventually requires major updates, the Condo Corporation—which is made up of you and your fellow unit owners—will vote collectively on what steps to take.
📌 THE EXIT STRATEGIES
If a building ever reaches the end of its structural life, the owners have highly profitable options. The corporation can vote to sell the entire prime lot to a new developer, allowing all unit owners to divide the massive proceeds from the land sale. The only time a condo completely expires is if you accidentally buy a Leasehold property instead of a Perpetual Ownership property. Leasehold developments mean the developer is just renting the land for a set period, usually 25 to 50 years, and it goes back to the landowner afterward.
