Paano ba talaga kumikita ang passive income sa real estate?

Kasi ang totoo, maraming tao ang akala nila: bili ka lang ng property, parentahan mo, tapos tuloy-tuloy na ang kita.

Pero in reality, hindi ganoon kasimple.

Pero hindi ito instant.

Ang real estate passive income ay bunga ng tamang strategy, tamang property, at tamang decisions.

So paano ka kumikita sa real estate?

Usually, may 2 major ways:

1. Cash Flow
Ito yung regular income na pumapasok, tulad ng renta o lease payments.

2. Appreciation
Ito naman yung pagtaas ng value ng property over time.
So kahit hindi pa monthly ang kita mo, posible kang kumita kapag tumaas ang value at ibinenta mo later on.

Ito ang ilang common ways to earn passive income from real estate:

1. Rental Property
Ito ang pinaka-common.
Pwede kang bumili ng bahay, condo, apartment, room for rent, o commercial space, then kumita sa monthly rental.

Maganda ito dahil puwede kang magkaroon ng recurring income.
Pero mahalagang maintindihan na hindi ito fully hands-free.

May aasikasuhin ka pa rin tulad ng:

▪️tenant concerns
▪️repairs
▪️maintenance
▪️vacancies
▪️dues and bills

Kaya mas tamang tawagin itong semi-passive income.

2. Buy and Hold
May mga investors na bumibili ng property sa magandang location, then hina-hold nila ito habang tumataas ang value over time.

Hindi naman laging malaking property agad.
May mga tao ring kumikita sa parking spaces, stalls, storage spaces, o maliit na commercial areas.

Sometimes, mas mababa ang capital needed dito at mas simple ang maintenance.

5. Short-Term Rentals
May income rin sa Airbnb-style units, transient stays, at furnished short-term rentals.

Puwede itong mas mataas ang income in some cases, pero mas hands-on din siya dahil may bookings, cleaning, guest concerns, at operations.

So again, passive lang siya kapag may maayos ka nang system.

Pero eto ang mahalagang tandaan:

SECTION 4, RULE 74 (TITLE ISSUE)

When dealing with inherited properties—especially those under extrajudicial settlement—one important legal concept you must understand is:

👉 Section 4, Rule 74 of the Rules of Court



⚖️ WHAT IS SECTION 4, RULE 74?

Section 4 provides that:

If within 2 years after the settlement of the estate, it is discovered that:

• There are unpaid debts, or
• An heir was deprived of their rightful share,

👉 The affected party may file a claim and the court can require the heirs to compensate or settle the issue. 



⏳ THE “2-YEAR RULE” (VERY IMPORTANT)
• There is a 2-year protection period after extrajudicial settlement
• During this time:
• Creditors can still claim unpaid debts
• Omitted heirs can demand their rightful share
• Heirs who already received the property can be held liable up to the value they received 

👉 This is why you often see a “Section 4, Rule 74 annotation” on the title



📌 WHAT DOES IT MEAN ON THE TITLE?

If a title has:

👉 “Subject to Sec. 4, Rule 74”

It means:
• The property is still under a legal risk period (2 years)
• The title is not yet fully “clean” or absolute
• Buyers must exercise due diligence
